Newgard Development Group’s 42-Story Lofty Brickell Tower Enters The Permitting Stage

New construction permits have been filed for Lofty Brickell, a 42-story, riverfront mixed-use high-rise planned for 99 Southwest 7th Street in Brickell, Miami. Located just steps from Brickell City Centre, the building is designed by internationally acclaimed architecture firm Arquitectonica with carefully curated interiors by design firm INC and landscaping by Urban Robot Associates, and is being developed by Newgard Development Group (Newgard). According to October 19 filing, the 574-foot-tall development is projected to yield 619,200 square feet of space including 362 residential units, which would come in a mix of studio, one and two-bedroom residences ranging between 436 to 985 square feet. Although the application is in the pre-screeing phase, Newgard has selected JV Americaribe-Moriarty JV, a joint venture between the construction firms Americaribe and John Moriarty & Associates, as the general contractor.

Construction has topped out on Phase 1 of Society Orlando, a two-tower mixed-use development of 28 and 16 stories under construction at 434 North Orange Avenue in Downtown Orlando’s Central Business District. Designed by Orlando-based Baker Barrios and developed by Property Markets Group and Raven Capital Management, the approximately 350-foot-tall first phase will yield 484 residential units atop a massive podium with 33,000 square feet of ground floor commercial space and parking spaces. John Moriarty & Associates is the general contractor with Baker Concrete Construction managing concrete construction for the project, which is located on the northwest corner of the intersection between North Orange Avenue and West Livingston Street.

Site And Soil Permits Filed For One Brickell Tower II At 77 SE 5th Street In Miami

Permits have been filed for site and soil improvements at 77 Southeast 5th Street, where Miami-based Related Group plans on building a 47-story tower residential tower with 506 apartments. Also know as One Brickell Tower II, the 478-foot-tall structure would be one of three to rise within the One Brickell mixed-use development fronting the Miami River. John Moriarty & Associates is listed as the contractor, and the scope of work is estimated to cost $1.5 million. Isley Barajas of the Related Group is listed as the owner/applicant for the permits, filed on August 9, 2022.

FAA Building Permits Filed For 897-Foot-Tall And 848-Foot-Tall Structures At Baccarat Site In Brickell

Applications for building permits have been submitted to the Federal Aviation Administration (FAA) for two structures at Related Group’s 3.9-acre development site in Brickell, Miami, where the developer plans the One Brickell waterfront-facing mixed-use complex with as many as three towers. The first set of permits reveal a filing for an 897-foot-tall structure, or 901-feet above sea level, specifically at 444 Brickell Avenue. A second set of permits were filed for an 848-foot-tall structure, or 852-feet above sea level, around the northwest corner of the site which is likely 99 Southeast 5th Street. Both permit applications were created and filed on July 15, 2022 and are now under review by the FAA.
