YIMBY has the first look at interiors inside Alba Palm Beach, a 22-story waterfront condominium tower slated for development at 4714 North Flagler Drive, directly on the Intracoastal Waterway, in the developing Northwood neighborhood of West Palm Beach, Florida. Designed by Spina O’Rourke + Partners with Schmidt Nichols as the landscape architect, and developed by BGI Companies in collaboration with Bay Harbor Islands-based Blue Road Group, the 262-foot-tall building will rise within a 1.71-acre site and comprise 55 luxury residences in a mix of two-, three-, and four-bedroom condos, and two- and three-story townhomes paired with 25,000 square feet of amenities. Douglas Elliman Development Marketing is handling the exclusive sales and marketing for the project, with units priced from $2.5 million anticipated to be delivered in 2025.

Delivery and occupancy of 300 Banyan are scheduled for early 2024, and pre-leasing efforts for the office space will commence Q3 of 2022. Gilbane Building Co. is the general contractor.

The residential project is masterfully designed by Robert A.M. Stern Architects (RAMSA), the first luxury high-rise in Florida for the globally renowned architecture firm, along side Stantec as the architect of record. There will be 89 residences in total featuring carefully curated interiors by New York-based Pembrooke & Ives. Sales and marketing is being led by Suzanne Frisbie of The Corcoran Group, one of the country’s topping selling agents, along with Corcoran Sunshine Marketing Group.
Gridline Properties, a leading South Florida commercial real estate brokerage, announces the sale of 1426-1486 Skees Road in West Palm Beach for $16 million to Alliance Partners HP, LLC, an eponymous enterprise for the Bryn Mawr, Pennsylvania-based commercial real estate investment firm, which also has an office in Fort Lauderdale. The 8.26-acre property just West of Florida’s Turnpike is comprised of nine industrial buildings totaling 73,130 square feet, sold by GC Skees Industrial LLC. Yonatan Missika of Gridline Properties represented both sides of the deal, marking one of the highest price-per-square-foot trades in the county at $217-per-square-foot.
