Permits Filed For 32-Story Residential Building At 300 West Tyler Street In Tampa’s Downtown District

Construction permits have been filed for a 32-story residential building at 300 West Tyler Street in Downtown Tampa. Bounded by West Tyler Street, North MacInnes Street and West Cass Street, the site is within walking distance of Curtis Hixton Waterfront Park as well as Tampa’s Riverwalk and Museum of Art. The parcel of land in which the building will be built on previously did not exist, and is a result of the reconfiguration of Tyler Street and MacInnes Street. American Land Ventures under the ALV Residences On The River LLC is listed as the owner behind the application.

The proposed tower, also known as Arts and Entertainment Residences (AER), is planned to rise to approximately 357-feet to the tip of its spires and will yield a total of 50,600 square feet of usable space. There will be a total 311 residential units, although it is unclear whether it will be condos or rentals, as well as retail space at the ground floor and an attached multi-level parking garage.

Architectural plans from the permit filing reveal additional details in regard to the choice of materials for the exterior of the both the tower portion and parking garage. The windows will be framed using aluminum and enclosed with laminated glass, where as the rest of the structure will feature a white stucco finish system with metal and stainless steel accents. Cube 3 is listed as the architect of record with Coastal Construction selected as the general contractor.

No demolition permits are required as the site is already vacant. An estimated completion date has yet to be announced.
