Plans have been submitted to redevelop a vacant plot of land at 21488 Southwest 119th Avenue in the Goulds neighborhood of Miami-Dade County. Located just minutes from South Dixie Highway and the South Miami-Dade busway, the proposal reveals the intent to construct a 2-story residential building. The owner of the application is Bluenest Development filing under Bluenest Homes 3 LLC
A letter to the Administrative Site Plan Review Board reveals the original plan was to construct a workforce housing duplex, but zoning restrictions do not allow for that specific type of development. The revised plans will see the development of 4 residential units ranging from approximately 700-to-822 square feet. All of the units will be located on the second floor, and will feature 1-bedroom + den and 2-bedroom + den layouts. The ground floor level will include an office-lobby-study area, catering to work-from-home residents, and plans to install desks and computers in those spaces. 8 outdoor parking spaces will be available.
The building’s dimensions are approximately 36-feet wide by 90-feet long, with an approximate structural height of 27-feet. In total, it will create 3,893 square feet of usable space. The renders reveal the exterior of the building will be mostly clad in stucco, with 30% glazed windows and aluminum railings along the balcony providing access to the residences. Some decorative wooden ornaments will be added to the 2nd floor.

Construction permits have not been filed, nor has an anticipated completion date been announced.
