Developers Seek FAA Approval For 761-Foot-Tall Structure At Brickell Gateway Site In Miami

Developers Gazit Horizons, the U.S. arm of Israel-based real estate developer Gazit Globe, and Atlantic Pacific Companies have filed permit applications with the Federal Aviation Administration (FAA) for Brickell Gateway, a 61-story mixed-use tower proposed in Miami’s bustling Brickell district. The permit applications were filed on March 28, 2023, and are currently under review by the FAA. The project, designed by Coral Gables-based Corwil Architects, is seeking approval to rise to 761 feet above ground or 772 feet above sea level. Witkin Hults + Partners handles the landscape architecture for the development, while Kimley-Horn is the civil engineer.

Located at 90 Southwest 8th Street, Brickell Gateway is set to become a prominent addition to Miami’s skyline, expanding Brickell’s cityscape further west. The project features a sleek, modern design with a glass and steel façade accentuating the tower’s height while providing stunning views of the cityscape and Biscayne Bay. The tower’s perimeter walls and columns are envisioned to be finished in a grey light texture cement plaster, enhancing the contemporary aesthetic of the structure.

As we mentioned in previous articles, the most notable architectural feature of Brickell Gateway is the continuous sloped concrete eyebrow that functions as a striking frame for the building’s south and west elevations. This bold design element adds visual interest and emphasizes the tower’s prominence in the urban landscape. Poised to enjoy a significant presence on its corner location, the building stands out even more due to the neighboring structures being much smaller in height. This advantageous positioning further reinforces Brickell Gateway’s role as a landmark development in the area, contributing to Miami’s ever-evolving skyline and bolstering the city’s reputation for innovative architectural design.

There is, however, a notable difference in height between the site plan filing and the FAA filing. The site plan filing from June 2022 indicated a height of 747 feet above the ground, while the permit applications recently filed with the FAA listed a height of 761 feet above the ground. This discrepancy suggests that the actual height of the tower is most likely the one listed in the permit applications, pending FAA approval.

It is worth noting that Brickell Gateway has undergone considerable height increases since its initial proposal. The project was envisioned as a 48-story tower, then revised to 54 stories at 643 feet tall. Subsequent iterations saw the tower’s height increase to 59 levels and 699 feet, then to its current floor count of 61 stories but at 747 feet. With the latest proposal seeking approval for a height of 761 feet, Brickell Gateway is poised to become one of the tallest structures in the Brickell district, asserting its dominance in the area’s skyline.

Complete site plans and the current renderings were revealed in June 2022. According to these documents, the development will encompass 933,209 square feet of space, including 504 multifamily residential units, 18,287 square feet of retail space at the ground levels, and internalized parking for 348 vehicles. The residential units will range from studio through three-bedroom layouts between 493 and 1,328 square feet. Rooftop amenities include a pool deck with covered terraces, grilling, and dining areas.

BG Group LLC completed demolition work a while back for the previous structure that occupied the 0.49-acre development site at the southeast corner of Southwest 8th Street and Southwest 1st Avenue, which is now fully prepped and ready for groundbreaking.

The previous commercial structure stood there until around the end of 2021. By April 2022, demolition work was complete.
