Developers Seek FAA Approval For 761-Foot-Tall Structure At Brickell Gateway Site In Miami

Developers Gazit Horizons, the U.S. arm of Israel-based real estate developer Gazit Globe, and Atlantic Pacific have filed permit applications with the Federal Aviation Administration (FAA) for Brickell Gateway, a 61-story mixed-use tower proposed in Miami’s bustling Brickell district. The permit applications were filed on March 28, 2023, and are currently under review by the FAA. The project, designed by Coral Gables-based Corwil Architects, is seeking approval to rise to 761 feet above ground or 772 feet above sea level. Witkin Hults + Partners handles the landscape architecture for the development, while Kimley-Horn is the civil engineer.

Ocean Dadeland, LLC, a joint venture partnership between Miami Lakes-based real estate investment firm Florida Value Partners (FVP) and Bay Harbor Islands-based Atlantic Pacific Companies (Atlantic Pacific), filed plans with Miami-Dade County to redevelop 1.02 acres of property at 9180 and 9200 South Dixie Highway in Dadeland. Designed by Coral Gables-based Corwil Architects with Witkin Hults + Partners as the landscape architect, plans call for two connected mixed-use towers of 20 and 25 stories that would collectively yield 780,703 square feet of space including 500 multifamily residential units, 4,851 square feet of ground floor retail, and 668 parking spaces. The towers would rise 318 and 280 feet and would be connected by a bridge designed to provide a free flow of light and air from east to west.

Atlantic Pacific Communities has filed an application for an Administrative Site Plan Review (ASPR) with Miami-Dade County in connection to Block 45, a 36-story transit oriented mixed-use building planned for a vacant 1.89-acre development site addressed as 152 Northwest 8th Street in Miami’s Overtown district. The project already has a handful of approvals from several governing bodies including a final site plan approval from the City of Miami and FAA approvals for a 395-foot-tall structure. Block 45 is designed by Corwil Architects with Architectural Alliance Landscape as the landscape architect and Kimley-Horn as the civil engineer. Plans for the tower include 616 residential units, of which 98 are micro units, 24,865 square feet of retail and 605 parking spaces.

Just a few weeks ago, YIMBY reported on the first detailed rendering of Brickell Gateway, a transit-oriented mixed-use high rise proposed for 90 Southwest 8th Street by developers Gazit Globe and Atlantic Pacific Communities. Another recent filing requesting a zoning hearing with Miami-Dade County planners has revealed a new set of preliminary plans that significantly increases the height of the tower from 643-feet to approximately 699-feet; a 56-foot jump. Designed by Coral Gables-based Corwil Architects, the building would now span 59 stories instead of 54, including a boost in retail and parking spaces, and overall yield 854,902 square feet of new construction with 504 residential units.

YIMBY spotted a new street-level rendering from Arx Solutions of Brickell Gateway, a 54-story mixed-use high rise planned for 90 Southwest 8th Street in Brickell, Miami’s Financial District. Designed by Coral Gables-based Corwil Architects and developed by Israeli developer Gazit Globe and Atlantic Pacific Communities, the 643-foot-tall structure is proposed to yield 504 residential units, 16,882 square feet of ground floor retail and parking for up to 245 vehicles. The rendering release coincided with Gazit’s announcement to investors that the project received approvals for increased density from County planners.

Permits for the 395-foot-tall structure were approved on February 22, 2022 along with permits allowing the assemblage of two tower cranes on the property of 303-feet and 450-feet for vertical construction. Block 45, which was recently submitted to Miami-Dade County planners, is designed by Coral Gables-based Corwil Architects and is proposed to yield 616 residential units, 24,865 square feet of retail space and 605 parking spaces. New details have emerged for a 54-story transit-oriented mixed-use tower planned to ascend on the southeast corner of SW 1st Avenue and SW 8th Street in Brickell, Miami. Gazit Horizons (Gazit), the North American subsidiary of Israel-based real estate developer Gazit Globe Group, along with Atlantic Pacific Communities have filed plans for Brickell Gateway, a 643-foot-tall building proposed for 90 Southwest 8th Street, which is across the street from Brickell City Centre and adjacent to Solitair Brickell Apartments. Although we don’t have official renderings just yet, we know the project is being designed by Coral Gables-based Corwil Architects with Kimley-Horn as the civil engineer. The building is proposed to yield 504 multifamily residential units, 16,882 square feet of retail space and parking space for up to 245 vehicles.
