Sidley Austin Signs 60,000-Square-Foot Lease At 830 Brickell In Miami’s Financial District

Sidley Austin LLP, an international law firm with almost $3 billion in revenue and 20 offices worldwide, has confirmed that it is opening its 21st office in Miami. Sidley will join the growing roster of world-leading professional services firms and other companies at 830 Brickell, the new 55-story Class-A+ office tower nearing completion in Miami’s Brickell Financial District. Sidley signed a three-floor, 60,000 square-foot lease at the 55-story tower, marking the largest new-to-market office lease signed in the city’s urban core this year. The building, developed in partnership by OKO Group and Cain International, is the first stand-alone Class A+ office tower to be built in Miami’s Brickell Financial District in over a decade and is nearly 70 percent leased ahead of its late-2022 completion.

The buyer behind the last remaining prime water front development site in Brickell, 1201 Brickell Bay Drive, has been revealed to be Citadel, a multinational hedge fund and asset management company led by CEO Ken Griffin. The 2.5-acre site sold for a record-breaking $363 million back in April 2022, but the buyer’s identity was hidden behind a Chicago-based limited liability company. Miami-Dade County property records now show the site was sold by TWJ 1201 LLC, an entity linked to Tibor Hollo’s Florida East Coast Realty (FECR), to 1201 Brickell Bay LLC. Hollo paid $15,500,000 for the site nearly 22 years ago, yielding an approximate 2300% profit.

FAA building permits have been filed for LOFTY Brickell, a 44-story residential building planned for 99 Southwest 7th Street along the Miami River in Brickell, Miami. Designed by Arquitectonica with landscape architecture by Urban Robot Associates and interiors by INC for real estate developer Newgard Development Group (Newgard), the 574-foot-tall tower will ultimately contain 364 fully-finished residences in a variety of studio, one- and two-bedroom units, as well as 40,000 square feet of thoughtfully curated amenities. Newgard has also secured a loan valued at $170 million from 3650 REIT to begin construction at the site.

Miami-based Swire Properties Inc. (Swire), the U.S. real estate arm of the Hong-Kong listed multinational corporation Swire Group, and New York-based Related Companies (Related), the powerhouse developer behind Hudson Yards in Manhattan, have unveiled their official plans for One Brickell City Centre, an approximately 1,000-foot supertall commercial skyscraper proposed to replace an aging 10-story office building at 700 Brickell Avenue in Brickell, Miami’s Financial District. The project is designed by internationally renowned architecture firm Arquitectonica and is proposed to yield 1.6 million square feet of office space with the largest floor plates in Miami for a Class-A office building. If approved, One Brickell City Centre would become both the tallest and largest commercial building in Florida, representing the second phase of Swire’s 4.9-million-square-foot Brickell City Centre mixed-use complex.

New York and Miami real estate developer JDS Development Group (JDS) announced that it has secured an $86,000,000 acquisition and construction loan from New York-based Maxim Capital Group for 1 Southside Park, a two-towered 64-story block-sized mixed-use development underway in Brickell, Miami. This transformative project is designed by a world-class design team from SHoP Architects with ODP Architecture & Design as the architect of record, residential interiors by Krista Ninivaggi of Woods Baggot, hotel interior design by Rockwell Group and landscaping by James Corner Field Operations. 1 Southside Park will comprise 1,175 residential rental units, 190,000 square feet of premier office space, a 200-key Treehouse Hotel, 10,000 square feet of retail space, and 1,400 parking spaces.

National investment, development, and asset management firm Property Markets Group (PMG), and Sentral, the rapidly expanding prop-tech company creating the world’s largest flexible living community, announced a partnership to develop a two-phase, 803-unit multifamily community with more than 15,000 square feet of retail space in the heart of Miami’s Brickell neighborhood. The acquisition of the site at 130 Southwest 8th Street will mark Sentral and PMG’s first partnership, as well as Sentral’s first purpose-built development as part of the brand’s national expansion. Phase one includes a 550-foot-tall, 46-story tower with 570 units and will break ground in late 2022, with completion slated in late 2024. New York-based Gazit Horizons, the U.S. arm of Israel-based real estate developer Gazit Globe, has filed an application for a final Administrative Site Plan Review (ASPR) for Brickell Gateway, a 61-story mixed-use, pedestrian-oriented residential and commercial building planned for 90 Southwest 8th Street in Brickell. Miami-Dade County planners received plans for the development on June 3, 2022, which calls for a 746-foot-tall tower with 933,209 square feet of space including 504 multifamily residential units, 18,287 square feet of retail space at the ground levels, and internalized parking for 348 vehicles in the lower floors. The building is designed by Coral Gables-based Corwil Architects with Witkin Hults + Partners as the landscape architect and Kimley-Horn as the civil engineer.

Full demolition permits have been issued by the City of Miami for the removal of a 20,000-square-foot structure located at 99 Southwest 7th Street, at the intersection with Southwest 1st Street and South Miami Avenue in Brickell. The property, which spans just over 70,000 square feet, sits on the southern riverbank of the Miami River with over 100-feet of water frontage and will soon undergo preparations for the development of LOFTY Brickell, a 44-story residential building designed by Arquitectonica with landscape architecture by Urban Robot Associates for Newgard Development Group (Newgard). The project is planned to comprise 364 fully-finished and furnished residences with curated interiors by INC and 40,000 square feet of amenities, licensed for sharing and short-term rentals, estimated to rise 481-feet.
