Housing Trust Group (HTG), a leading multifamily developer, has commenced construction on Oasis at Aventura, a new $37 Million affordable senior community with 95 apartments in Miami, Florida. The community is the latest joint venture between HTG and AM Affordable Housing, a non-profit founded by NBA Hall of Famer and Miami Heat legend Alonzo Mourning.
Nichols Architects-designed Modera Riverside has topped off in downtown Miami. As of Friday, January 26th, the 410-foot-tall structure reached its final height of 36 stories, positioning itself at the intersection of Brickell, Downtown Miami, and the burgeoning Miami River District. The residential tower boasts 428 apartments, offering a diverse range of living spaces from cozy studios to expansive three-bedroom units, catering to a broad spectrum of residents. Construction is expected to complete later this year.
A construction permit application for the 61-story Brickell Gateway, a mixed-use development located at 90 Southwest 8th Street, has been submitted to Miami-Dade County. Designed by Corwil Architects and developed through a joint venture between Gazit Horizons and Atlantic Pacific Companies, this project is among the first to advance to the construction permitting phase under Miami-Dade County’s Rapid Transit Zoning scheme. This initiative encourages higher-density construction in proximity to mass transit hubs.
A 30-story mixed-use building named Flagler Village Residences at 500 Northeast 3rd Avenue in Fort Lauderdale has been proposed for development. Designed by Corwil Architects and WSP serving as the structural engineer, along with Within Hults + Partners as the landscape architect, this project is being developed by Miami-based 13th Floor Investments. The 320-foot-tall structure is expected to yield 602,604.50 square feet of space. This includes 345 multifamily residential units, 3,645 square feet of commercial uses, and 512 structured parking spaces. The Site Plan Level II application for this project is scheduled for review by the Development Review Committee on January 9.
Newgard Development Group recently acquired a 1.08-acre site at 200 West Broward Boulevard in downtown Fort Lauderdale from a joint venture between Aimco and Kushner Companies for $31.24 million. The site, zoned for substantial residential development, has received approvals for a 49-story building comprising 381 residential units, 8,256 square feet of commercial space, and 426 parking spaces. Updated details about future development plans are anticipated to be announced in the coming months.
