Plans Filed for 20-Story ‘Gamla Health District’ Residential Tower with Distinctive Geometric Facade in Miami

Development plans for a 20-story residential tower have been filed for 1355 Northwest 15th Street in Miami’s Health District. The project, named Gamla Health District, is designed by Behar Font & Partners and developed by Gamla Cedron HD, LLC, an affiliate of Miami-based Gamla Cedron Group led by Shaoul Mishal. Envisioned to rise approximately 232 feet, the building would encompass 337,112 square feet of space, including 224 residential units—predominantly 1-bedrooms, with some studios and 2-bedrooms. The project will also feature a leasing office, co-working spaces, and other amenities, alongside 257 parking spaces in a 7-level garage mostly hidden by residential liner units. At a hearing today, Miami’s Urban Development Review Board will consider plans for Gamla Health District.

The Calta Group, a real estate and development company, today announced it has completed the acquisition of an assemblage of seven parcels in Allapattah from Enis Realty and Grupo Park for $17.2 million. The firm purchased six lots at 1415, 1433, 1435, 1453 Northwest 13th Terrace, and 1410 Northwest 14th Street in December, with the seventh and final 15,000-square-foot parcel at 1469 Northwest 13th Terrace closing this week. The final parcel’s closing price was $7,200,000.

Designed by Coral Gables-based Behar Font & Partners, the 180-foot-tall structure is planned for a 1.26-acre site at 1428 Northwest 14th Avenue, primarily vacant and bound by Northwest 14th Terrace to the north and Northwest 14th Street to the south. Acquired by the developer for $14.6 million in 2022, the site is positioned a block north of the River Landing retail and apartment complex, providing public access to the riverfront. The proposed building would encompass 414,102 square feet of space, featuring 283 condominiums and 326 parking spaces, including 66 spaces outfitted for electric vehicle charging, with a fitness and business center on the ground floor and an amenity deck complete with a pool on the sixth floor.

Designed by CUBE3 Architects with Kimley-Horn as the civil engineer and landscape architect, updated plans for the 310-foot-tall structure call for 342 dwelling units ranging from studio through two-bedroom floors plans spanning between 552 to 1,240 square feet and 7-levels of parking for 584 vehicles. Bercow and Radell is the legal representative for the project, which Northwest 14 Street binds to the north, State Road 836 to the south, Northwest 10th Avenue to the east, and Northwest Highland Road to the west.
