AIMCO Files Plans For 60-Story Residential Tower At 640 NE 34th Street In Edgewater

Denver-based real estate developer AIMCO has filed plans to Miami-Dade County planners requesting a shoreline review for a 60-story residential tower in Edgewater. The building would be located across the street from Hamilton on the Bay, also owned by AIMCO, occupying several parcels of land between 560 – 640 Northeast 34th Street. Plans call for the development of a 650-foot-tall structure with 241 dwelling units, 4,696 square feet of commercial space for a restaurant and a new 8-story parking garage for 380 vehicles. Stantec is both the architect and civil engineer. Kimley-Horn is the traffic engineer. Urvanx is the interior designer of record and landscaping will be handled by MAKwork.

Leasing Launches For Strata Wynwood At 21 Northeast 22nd Street In Miami’s Wynwood Arts District

Leasing has launched for Strata Wynwood, a recently completed 12-story mixed-use development at 21 Northeast 22nd Street in the heart of the Wynwood Arts District. Architecturally designed by Stantec with interiors envisioned by Mary Cook Associates for developers CIM Group and One Real Estate Investment, the property comprises 257 residential rental apartments, 61,503 square feet of Class A office space and 33,474 square feet of ground-floor retail. Leasing operations and property management are being led by Bozzuto, while Rockhill Management, L.L.C. (Rockhill), is serving as the management team for the commercial and retail components. The building began welcoming it’s first residents in March, with 50% of units already under leases.

Palm Beach-based real estate investment firm Frisbie Group and global real estate development firm Hines have officially unveiled South Flagler House, a two-towered 27-story residential development planned to rise at 1315 and 1401 South Flagler Drive in West Palm Beach, Florida. Designed by Robert A.M. Stern Architects (RAMSA), it will be the globally renowned architecture firm’s first luxury residential high-rise in Florida; global design firm Stantec will serve as the architect of record. One of the country’s top agents, Suzanne Frisbie, along with Corcoran Sunshine Marketing Group will exclusively lead sales and marketing. Sales are expected to launch later this year.

FAA Approves Twin 27-Story RAMSA-Designed Flagler Towers Planned In West Palm Beach

Airspace obstruction permits have been approved by the Federal Aviation Administration (FAA) for work on Flagler Towers, a twin-towered 27-story residential development in West Palm Beach comprised of two 373-foot-tall structures designed by New York City’s Robert A.M. Stern Architects (RAMSA) with Stantec as the executive architect and developed by Palm Beach-based Frisbie Group. Addressed as 1315 and 1401 South Flagler Drive, the planned development is comprised of 728,365 square feet of space including 100 condos and 9 townhomes, 10 suites for the guests of condo owners, a 312-space parking garage integrated into a multistory podium, and 8,184 square feet of restaurant space. The permits were approved as of March 8, 2022, and have an expiration date set for September 9, 2023, meaning activity could begin within the next 18 months. Plans for Flagler Towers were unanimously approved by the West Palm Beach City Commission earlier this year; construction is projected to reach completion by 2025.
