Two Tower Crane Permits Issued To Denver-Based Aimco For 60-Story Hamilton On The Bay Apartment Tower

The Federal Aviation Administration (FAA) has issued permits for two tower cranes to build Hamilton on the Bay II, a 649-foot-tall apartment tower soon to rise at 640 Northeast 34th Street in Edgewater, Miami. Designed by Stantec with interiors by Urvanx and landscaping by MAKwork for Denver-based real estate developer Aimco, the 60-story tower will have 241 residential units, 4,696-square-feet of commercial space for a restaurant and a parking garage for 380 vehicles. The planned development will rise on nearly 1.1-acres of combined land parcels between 560 and 640 Northeast 34th Streets, across the street from the developer’s 28-story ‘The Hamilton’ recently renovated apartment tower and directly facing Biscayne Bay.

Montage at Midtown is a new multi-family venture slated for Fort Myers, Florida. The million-dollar venture will offer 321 units on a 4.71-acre plot. According to the Fort Myers Community Redevelopment Agency, the project will deliver three buildings: a four-story residential building, a five-story amenity building, and a six-story, 585-spot parking garage.

Demolition has started on the Naples Beach Hotel, a historic property dating back to the 1940s. In its place will be a new venture called the “Naples Beach Club Hotel.” It’s under the Four Seasons brand and will offer 216 hotel rooms and more than 150 condos.

Palm Beach-based real estate investment firm Frisbie Group and global real estate company Hines have officially launched sales for South Flagler House, a pair of majestic 28-story ultra luxury condominium towers anticipated to rise at 1355 South Flagler Drive in West Palm Beach. The residential project is masterfully designed by Robert A.M. Stern Architects (RAMSA), the first luxury high-rise in Florida for the globally renowned architecture firm, along side Stantec as the architect of record. There will be 89 residences in total featuring carefully curated interiors by New York-based Pembrooke & Ives. Denver-based real estate developer AIMCO has filed plans to Miami-Dade County planners requesting a shoreline review for a 60-story residential tower in Edgewater. The building would be located across the street from Hamilton on the Bay, also owned by AIMCO, occupying several parcels of land between 560 – 640 Northeast 34th Street. Plans call for the development of a 650-foot-tall structure with 241 dwelling units, 4,696 square feet of commercial space for a restaurant and a new 8-story parking garage for 380 vehicles. Stantec is both the architect and civil engineer. Kimley-Horn is the traffic engineer. Urvanx is the interior designer of record and landscaping will be handled by MAKwork.

Leasing has launched for Strata Wynwood, a recently completed 12-story mixed-use development at 21 Northeast 22nd Street in the heart of the Wynwood Arts District. Architecturally designed by Stantec with interiors envisioned by Mary Cook Associates for developers CIM Group and One Real Estate Investment, the property comprises 257 residential rental apartments, 61,503 square feet of Class A office space and 33,474 square feet of ground-floor retail. Leasing operations and property management are being led by Bozzuto, while Rockhill Management, L.L.C. (Rockhill), is serving as the management team for the commercial and retail components. The building began welcoming it’s first residents in March, with 50% of units already under leases.

Designed by Robert A.M. Stern Architects (RAMSA), it will be the globally renowned architecture firm’s first luxury residential high-rise in Florida; global design firm Stantec will serve as the architect of record. One of the country’s top agents, Suzanne Frisbie, along with Corcoran Sunshine Marketing Group will exclusively lead sales and marketing. Sales are expected to launch later this year.

FAA Approves Twin 27-Story RAMSA-Designed Flagler Towers Planned In West Palm Beach

Airspace obstruction permits have been approved by the Federal Aviation Administration (FAA) for work on Flagler Towers, a twin-towered 27-story residential development in West Palm Beach comprised of two 373-foot-tall structures designed by New York City’s Robert A.M. Stern Architects (RAMSA) with Stantec as the executive architect and developed by Palm Beach-based Frisbie Group. Addressed as 1315 and 1401 South Flagler Drive, the planned development is comprised of 728,365 square feet of space including 100 condos and 9 townhomes, 10 suites for the guests of condo owners, a 312-space parking garage integrated into a multistory podium, and 8,184 square feet of restaurant space. The permits were approved as of March 8, 2022, and have an expiration date set for September 9, 2023, meaning activity could begin within the next 18 months. Plans for Flagler Towers were unanimously approved by the West Palm Beach City Commission earlier this year; construction is projected to reach completion by 2025.

Plans to build Fort Lauderdale’s tallest building have been submitted to the Development Review Committee for 300 West Broward Boulevard, a 48-story mixed-use development proposed to rise in Downtown Fort Lauderdale. The property is more specifically located in the Sailboat Bend neighborhood near Las Olas and Beverly Heights, fronting West Broward Boulevard to the north in between Southwest 4th Avenue and Nugent Avenue to the west and east. The tower would conveniently rise approximately 2 blocks away from the Brightline Fort Lauderdale train station and the Riverwalk north of the New River. K-A 300 Broward JV LLC, a joint between New York-based Kushner Companies and Denver-based AIMCO, is listed as the developer – who have the development under contract from FTL/AD LTD. ODA Architecture is listed as the design and landscape architect with Stantec as the architect of record, and Witkin Hults + Partners as the landscape architect of record.
