Construction Advances Across Phase 2 of Gasworx’s Eastern Parcels in Ybor City, Tampa

Construction is advancing on Phase 2 of Gasworx in Ybor City in Tampa, where three buildings designed by New York-based S9 Architecture, with Atlanta-based Smallwood serving as the architect of record, totaling 516 residential units, approximately 108,000 square feet of office space, and more than 58,000 square feet of retail and marketplace space, are being developed across the project’s eastern parcels E1, E2, and E3. The 50-acre revitalization is being led by Kettler in partnership with Darryl Shaw and PPF Real Estate, and will introduce 6 million square feet of mixed-use space, including thousands of residential units, new office and retail space, a public park, pedestrian-oriented streets, and a new TECO Line Streetcar System stop.

Miami Worldcenter Retail and Entertainment District Trades to Falcone-Led Venture in Ownership Restructure

Miami Worldcenter Associates has announced the sale of the 27-acre retail and entertainment district at Miami Worldcenter to a venture comprising affiliates of Falcone Group, ROK Acquisitions, Andrew Mirmelli, The Davis Companies, and Jamestown. The transaction transfers seven parcels totaling approximately 300,000 square feet of retail and dining space, roughly 2,000 parking spaces across two garages, and 100,000 square feet of parks and plazas within the $6 billion mixed-use development in Downtown Miami’s Park West neighborhood. No acquisition price was disclosed.

The Ritz-Carlton Residences, Estero Bay Opens South Tower at 5000 Coconut Road In Bonita Springs

London Bay Development Group has announced the completion and delivery of the South Tower at The Ritz-Carlton Residences, Estero Bay, the first of two 22-story waterfront residential towers within the 500-acre Saltleaf master plan at 5000 Coconut Road in Bonita Springs. Designed by Arquitectonica with interiors by Meyer Davis, the development will span 224 condominium residences across both towers. The project had already surpassed $650 million in sales before construction began on the North Tower, which broke ground in May 2025 and is currently slated for delivery in 2027. Coastal Construction is serving as general contractor.

Ocean Bank has provided $41.4 million in financing to COFE Westside Plaza LLC for the acquisition of Westside Plaza II and III, a pair of four-story multi-tenant office buildings at 8200 and 8300 NW 33rd Street in Doral. The newly renovated properties span a combined 276,637 square feet across 13 acres. Recent listings and trade reports identify the buildings as Class A office properties within the Westside Plaza campus.
