META Development has broken ground on OPUS Coconut Grove, a six-story boutique condominium development at 3137 SW 27th Avenue in Miami’s Coconut Grove neighborhood. The project is designed by Kobi Karp, with interiors by João Armentano, and will yield 14 residences, including 12 standard units and two penthouses. Recent project materials indicate the development is more than 50 percent sold and is now moving into vertical construction following demolition and the closing of a $28 million construction loan from Arixa Capital. The proposal, submitted on March 23 by HB Capital Group, calls for a high-rise development designed by Kobi Karp Architecture & Interior Design and represents the latest attempt to redevelop one of the city’s most closely watched vacant parcels across from Lake Eola Park.

YIMBY recently visited Downtown St. Petersburg and scoped views of Art House, a 42-story condominium tower that recently completed construction at 275 1st Avenue South. Developed by Kolter Urban and designed by 10SB, with McNamara Salvia as the structural engineer, the 450-foot-tall superstructure yields 244 residential units above a parking garage spanning floors two through eight with 482 spaces, along with 4,936 square feet of ground-floor retail space along Central Avenue. Coastal Construction served as general contractor, ID & Design International handled interiors, Kimley-Horn is the civil engineer, and Smith & Associates Real Estate is the exclusive broker. The development is now more than 90 percent sold.

Construction has topped off on 3rd & 3rd, a 33-story, 375-foot mixed-use development at 235 3rd Street South in downtown St. Petersburg. KAST Construction is serving as the general contractor for St. Pete-based developer Echelon in partnership with Third Lake Capital, with design by Baker Barrios Architects. The tower rises at the northwest corner of 3rd Avenue South and 3rd Street South, directly across from the Publix-anchored University Village shopping center and adjacent to EVO, a 23-story residential tower completed in 2023. Upon completion, 3rd & 3rd will yield 262 apartment units, a 330-space parking garage, and approximately 15,000 square feet of ground-floor retail space, placing it among the ten tallest buildings in the city.
