Atlantic Pacific Communities Gets FAA Permits For 36-Story ‘Block 45’ And Two Tower Cranes

The Federal Aviation Administration (FAA) has given multi-family real estate developer Atlantic Pacific Communities the green light for the construction of Block 45, a 36-story transit-oriented mixed-use building planned for 152 Northwest 8th Street in Miami’s Overtown District. Permits for the 395-foot-tall structure were approved on February 22, 2022 along with permits allowing the assemblage of two tower cranes on the property of 303-feet and 450-feet for vertical construction. Block 45, which was recently submitted to Miami-Dade County planners, is designed by Coral Gables-based Corwil Architects and is proposed to yield 616 residential units, 24,865 square feet of retail space and 605 parking spaces. Architectural Alliance Landscape is the landscape architect.

JDS Development Group Gets Utilities Deal With Miami-Dade County For 1 Southside Park in Brickell

JDS Development Group has signed a utilities deal with Miami-Dade County’s Water and Sewer Department for 1 Southside Park, a 62-story two-towered mixed-use development planned to rise 708-feet and 754-feet in Brickell, Miami. With site work already underway, the deal will connect the buildings to Miami’s water supply and sewer lines, providing utilities for 1,195 apartments, 200 hotel rooms, 165,000 square feet of office space, an 86,151-square-foot spa, a 23,312-square-foot full service restaurant, 1,417 square feet of fast food space, a 5,120-square-foot banquet hall, a 13,673-square-foot fitness center and a 32,000-square-foot fire station. The buildings are designed by New York City’s SHoP Architects with James Corner Field Operations as the landscape architect.

Demolition Permits Filed For 30 Northeast 39th Street In Miami’s Design District

Total demolition permits have been filed for a single-story building at 30 Northeast 39th Street in Miami’s Design District. The 6,232-square-foot structure was built in 1920 according to property records, and was used as a commercial building with retail purposes. The interior lot spans 6,756 square feet and is located on the northeast corner of the block, bound by NE 39th St. on the North and NE Miami Ct. on the West. This parcel of land, along with the 14,434-square-foot parcel 3825 N. Miami Ave. on the northwest corner of the block, will eventually make way for The Ursa, a 15-story Class-A office building designed by Arquitectonica and developed by Sun King LLC, an entity affiliated with Design District real estate developer Dacra led by CEO and President Craig Robins. The development was originally proposed to yield 180,000 square feet of leasable office space and 6,800 square feet of ground floor retail with museum-quality exterior public art and interior art curated by Daniel Arsham.

Designed by internationally acclaimed SB Architects and developed by Miami-based Integra Investments, the five-star community spans 16 acres and will yield 182 bespoke residences curated with unsurpassed resort-styled amenities. Located right off the deep waters of Charlotte Harbour, the residential offerings include 99 condominium residences of two and three-bedroom layouts ranging from 1,450 to 2,161 square feet and priced from $1.3 million. The community will also include 83 fully-furnished resort residences. In pre-sales, Alba Palm Beach received a strong response with more than 30 percent of the building reserved.

Brightline Completes First Major Construction Zone For Orlando Extension

Brightline, the only provider of modern, eco-friendly, intercity rail in America, has completed its first major construction zone (Zone 2) on its 170-mile extension from West Palm Beach to Orlando International Airport (OIA). One of four zones along this extension, Zone 2 is a 3.5-mile-long section on Brightline’s corridor leading into OIA and represents one of the most complex and challenging areas for construction in the entire project. The Orlando extension is 70 percent complete and employs more than 1,300 daily construction workers and is scheduled to be finished by the end of 2022. The Middlesex Corporation, based in Orlando, served as the general contractor, and constructed the corridor over 33 months through the work of over 100 employees who logged more than 419,000 hours.

Miami-based real estate developer Atlantic Pacific Communities seeks site plan approvals from Miami-Dade County planners for Block 45, a transit-oriented 36-story mixed-use building planned for 152 Northwest 8th Street in Miami’s Overtown District. The project attained approvals from the City of Miami back in March 2020, but under the County’s Historic Overtown/Lyric Theatre Station Subzone regulations, a Pre-Application Meeting and Administrative Site Plan Review of the project is required. The building is designed by Coral Gables-based Corwil Architects with landscaping by Fort Lauderdale-based Architectural Alliance Landscape, and is proposed to include 616 residential units, 24,865 square feet of retail and 605 parking spaces. The application was filed on February 21, 2022.

FAA Permits Filed For 540-Foot-Tall Building Across From Curtis Hixon Park In Downtown Tampa

Permits have been submitted to the Federal Aviation Administration (FAA) seeking approval for the construction of a 540-foot-tall building at 601 North Ashley Drive in Downtown Tampa. Located directly across the street from Curtis Hixon Waterfront Park, the property is comprised of two parcels of land that make up an entire city block netting a combined 1.03 acres, or 44,867 square feet, bound by North Tampa Street on the East, East Twiggs Street on the South, North Ashley Drive on the West and East Zack Street on the North with approximately 210-feet of frontage on each side. The property is currently improved with a 12-story office tower that was built back in 1925 called the GTE Tower, which yields a net 61,290 square feet of space. The permits were filed on February 18, 2022.

Construction is expected to commence in the Spring of 2023 for the Grand Hyatt Miami Beach, a 17-story hotel and commercial development planned for 1701 Convention Center Drive in City Center, Miami Beach. Designed by Arquitectonica with EoA and Stonehill Taylor as the interior designers and developed by MB Mixed Use Development, LLC, a joint venture between real estate developers Terra Group and Turnberry Associates, the development is projected to yield 702,607 square feet of space including 800 hotel rooms, 90,000 square feet of indoor meeting/conference space across 4 floors and 10,000 square feet of outdoor meeting space, 15,000 square feet of retail space, 5 food and beverage outlets and 320 parking spaces. Miami and Los Angeles-based Americaribe is the general contractor; Hyatt Hotels Corporation will manage operations at the property.
