Developers Acquire 1,300-Acre Site Zoned For 2,000-Unit Residential Community In St. Johns County

Just days after acquiring 3,300 acres for $85 million in Clay County, Fort Lauderdale-based BTI Partners closed on a $31 million deal to acquire approximately 1,300 acres in Northwest St. Johns County. The deal closed on Tuesday, December 27, and was done so in partnership with Westport Capital Partners.  The seller was Jacksonville-based Helow Properties LTD. BTI Partners will build the infrastructure for the site to prepare it for homebuilders who need access to ready-to-build land, where over 2,000 single-family homes and attached villas will be built on the site located on Greenbriar Road, also known as County Road 210 West.

Construction Permits Filed For The Standard Residences In Midtown, Miami

New construction permits have been filed for The Standard Residences, a 12-story mixed-use development planned for 3100 Northeast 1st Avenue in Midtown, Miami. Designed by Arquitectonica with interiors by Urban Robot Associates and developed by Rosso Development under the RM Dev Ventures LLC alongside Midtown Development, the project comprises 228 residential units, 34,000 square feet of amenities, and 11,000 square feet of ground-floor retail. Residences will be delivered move-in ready while simultaneously allowing flexible short-rental programs with 30-day minimum stays up to 12 times per year. An existing garage next door will be utilized for parking purposes. Cavossa Management Inc. is listed as the project’s general contractor. Naturalficial is the landscape architect.

Developer Acquires 3,300-Acre Development Site In Southern Clay County For Planned Mixed-Use Community

Fort Lauderdale-based BTI Partners, one of Florida’s largest master-planned community developers, continues to expand its footprint in Florida with the acquisition of approximately 3,300 acres of Governors Park for $85 million in Southern Clay County. The developer acquired the development site from The Davis family and The PARC Group, which closed on Friday, December 16, with plans to build 4,000 single-family homes and 2,000 multi-family units on the newly acquired site in the Green Cove Springs area. Further plans include using 840,000 square feet for commercial/retail space, 700,000 square feet of office space, 400 hotel rooms, 2 million square feet of light industrial, and an 18-hole golf course.

Tower Crane Permits Filed For 1900 Biscayne Boulevard In Edgewater, Miami

A November 29 filing with the Federal Aviation Administration (FAA) shows permit applications are under review for two tower cranes that would be assembled at 1900 Biscayne Boulevard in Edgewater, Miami. The cranes would assist in the vertical construction of two FAA-approved 485-foot-tall residential towers designed by Kobi Karp Architects, located between Northeast 19th and 20th Streets. The pair of 42-story towers will mark the second phase of Kushner Companies and PTM Partners’ Edgewater Collective, a three-towered mixed-use development comprising approximately 1,265 residential units and 24,000 square feet of retail space.

Namdar Group Files FAA Permits For Two 450-Foot-Tall Structures In Downtown Miami

A December 14 filing shows FAA permits have been filed for work on 222, a two-towered 43-story mixed-use development planned for a 1.26-acre site at 222 Northeast 1st Avenue in Downtown Miami, Designed by Behar Font & Partners with De Los Reyes Engineering, Inc. as the structural engineer and developed by Great Neck, NY-based Namdar Group, the development is planned to yield a combined 1,320,144 square feet of space, including 1,394 residential units, 7,984 square feet of ground floor commercial space, a parking garage for 336 vehicles, and racks for 1,394 bicycles. Witkin Hults + Partners is the landscape architect, TWR Engineers is the MEP engineer, and Grāef is the civil engineer. John Moriarty & Associates is listed as the general contractor.
