Altura Bayshore Gets Tower Crane For Vertical Construction In Bayshore Gardens, Tampa

The Federal Aviation Administration has approved a tower crane for vertical construction of Altura Bayshore, a 22-story residential tower in the works at 2910 West Barcelona Street in Bayshore Gardens, Tampa. Designed by Curts Gaines Hall Jones Architects and developed by Mar Bayshore LLC, an entity managed by Tampa-based developer The Ronto Group, the superstructure’s main roof will top off at 271-feet and mechanicals will add an additional 70-feet, for a combined height of 341-feet within a 1.77-acre site. The tower crane is approved to rise 341-feet, or 355-feet above sea level, and will be assembled near the southeast corner of the development site. Naples-based Connor & Gaskins Unlimited is the general contractor, Bohler is the civil engineer and Smith & Associates Real Estate is handling sales and marketing.

Mediterranean-Themed 11-Story Mixed-Use Development Designed By MSA Architects Proposed In Coral Gables

An 11-story Mediterranean-themed mixed-use development designed by MSA Architects has been proposed for 3808 Southwest 8th Street in Coral Gables. FRC Realty Inc., an entity linked to Chicago-based real estate developer Fifield Realty Corp, submitted plans for a 227,670-square-foot building to be considered by Coral Gables’ Development Review Committee, which includes 103 residential units and amenities spread across 105,946 square feet of space, approximately 11,350 square feet of retail space, 7,241 square feet of office space and a garage integrated into the podium for up to 177 vehicles. Witkin Hults + Partners is listed as the landscape architect and Kimley Horn is the civil engineer.

BGI Companies Locks In Construction Financing For 22-Story Alba Palm Beach In Northwood, West Palm Beach

BGI Companies has closed on an $82 million construction loan from Trez Capital, a private real estate lender helping to build better communities across North America. The loan was arranged by BGI Capital for the construction of Alba Palm Beach, a new 22-story waterfront residential condominium development in collaboration with Blue Road Group located at 4714 North Flagler Drive, directly facing the Intracoastal Waterway in the emerging and growing Northwood neighborhood of West Palm Beach. The development is designed by Spina O’Rourke + Partners with Schmidt Nichols as the landscape architect, and is comprised of a collection of 55 luxury condominiums and 4 two- and three-story townhomes. The development has received a strong response with more than 30 percent of the building reserved since launching sales in February 2022.

Last Prime Waterfront Development Site In Brickell Where Two Supertalls Were Planned Sells For A Record-Breaking $363 Million

Florida East Coast Realty (FECR), the developer behind Miami’s current tallest skyscraper, the 85-story Panorama Tower, has sold the last remaining prime waterfront development site in Brickell for a record breaking $363 million to 1201 Brickell Bay LLC, managed by Randall Davis in Chicago. FECR, led by real estate visionary Tibor Hollo and his family, held ownership of the property since around October 2000, which according to city records was originally purchased for $15.5 million. The property is addressed as 1201 Brickell Bay Drive, a 2.5-acre site bound by Southeast 12th Street on the north and Brickell Bay Drive on the west intersecting Southeast 12th Terrace. In 2016, FECR along with Corigin Real Estate Group and McCourt Global properties, announced plans for two 1,049-foot supertall mixed-use towers with 660 units designed by Foster + Partners dubbed ‘The Tower by Foster + Partners’, but those plans were never realized.

Fortune International Group, one of South Florida’s preeminent leaders in residential real estate development, in partnership with Bay Harbor Islands-based Blue Road, have launched Nexo Residences, a 15-story residential building planned for 13899 Biscayne Boulevard in North Miami Beach. Designed by Frankel Benayoun Architects Inc. with consultation from internationally-renowned architect Carlos Ott and Urban Robot Associates handling landscaping and interiors, the structure will yield 254 move-in ready condominium residences with short-term rental capability, one of the first of this kind for North Miami Beach. The developers, who are reportedly under contract to purchase the property, hope to break ground later this year on the triangular 1.74-acre site, bound by Northeast 139th Street on the north, Biscayne Boulevard on the west, Highland Drive on the south and Northeast 20th Place on the east. Fortune Development Sales is exclusively handling sales and marketing, with units starting from $400,000.

Gamla Cedron Group Files Plans For Phases Two And Three Of Flagler Oasis Project In Little Havana

Miami’s Urban Development Review Board (UDRB) will consider proposals for the second and third phases of Flagler Oasis, a multi-building mixed-use development underway in the heart of Little Havana being developed by Aventura-based real estate firm Gamla Cedron Group. With the first phase of the development already under construction and scheduled for completion later this year, phases two and three would bring a 16-story residential tower with 248 dwelling units and an additional 8-story structure containing 70,000 square feet of office space, as well as commercial spaces and integrated parking structures. The project is designed by Coral Gables-based Behar Font & Partners with Witkin Hults + Partners as the landscape architect, and is expected to rise as high as 176-feet or so.

Miami’s Urban Development Review Board Receives Plans For ‘LIVWRK Wynwood’ Designed By Morris Adjmi Architects

Miami’s Urban Development Review Board has received plans for LIVWRK Wynwood, a mixed-use development proposed for 2400 and 2500 North Miami Avenue in Wynwood. Designed by New York City-based Morris Adjmi Architects with MKDA Florida designing interiors, and developed by Brooklyn-based real estate developer LIVWRK, the proposal is comprised of two buildings on separate parcels of land rising 8 to 12 stories each. The 2400 parcel would consist of 420 multifamily residential units and 59,461 square feet of office space above 29,057 square feet of ground floor commercial space. The 2500 parcel would would be developed as an apartment/hotel with 122 units, atop 8,996 square feet of ground floor commercial space. In total, both buildings would collectively yield 922,466 square feet including 611,855 square feet of residential and amenity space, 100,220 square feet of office and commercial space, and a 210,361-square-foot parking structure for 564 vehicles and 50 racks for nearly 800 bicycles.

Palm Beach-based real estate investment firm Frisbie Group and global real estate development firm Hines have officially unveiled South Flagler House, a two-towered 27-story residential development planned to rise at 1315 and 1401 South Flagler Drive in West Palm Beach, Florida. Designed by Robert A.M. Stern Architects (RAMSA), it will be the globally renowned architecture firm’s first luxury residential high-rise in Florida; global design firm Stantec will serve as the architect of record. One of the country’s top agents, Suzanne Frisbie, along with Corcoran Sunshine Marketing Group will exclusively lead sales and marketing. Sales are expected to launch later this year.
