On July 20, 2022, Miami’s Urban Development Review Board will consider proposals for M Tower, a 57-story mixed-use building planned for 56 Southwest 1st Street in Downtown Miami near the City’s Government Center. The applicants, Downtown 1st Street LLC, an affiliate of New York-based Lions Group NYC, and Miami-based Fortis Design + Build are proposing to improve the 1.046-acre property with a nearly 600-foot-tall mixed-use development consisting of a public parking garage for 694 vehicles and 10,531 square feet of ground floor commercial space, and a multifamily residential tower with 675 residential units. The project is designed by Nichols Architects with Naturalficial as the landscape architect, and Kimley-Horn is the civil engineer.

YIMBY has the first look at interiors inside Alba Palm Beach, a 22-story waterfront condominium tower slated for development at 4714 North Flagler Drive, directly on the Intracoastal Waterway, in the developing Northwood neighborhood of West Palm Beach, Florida. Designed by Spina O’Rourke + Partners with Schmidt Nichols as the landscape architect, and developed by BGI Companies in collaboration with Bay Harbor Islands-based Blue Road Group, the 262-foot-tall building will rise within a 1.71-acre site and comprise 55 luxury residences in a mix of two-, three-, and four-bedroom condos, and two- and three-story townhomes paired with 25,000 square feet of amenities. Douglas Elliman Development Marketing is handling the exclusive sales and marketing for the project, with units priced from $2.5 million anticipated to be delivered in 2025.

Fisher Brothers Management Co. (Fisher Brothers), a New York City-based real estate developer, filed site plans for The Wynhouse, an 8-story mixed-use building proposed for 2200 Northwest 1st Avenue in Wynwood, Miami. Designed by Coral Gables-based Nichols Architects with New York’s Rockwell Group handling interiors for FBWS Development Senior LLC, an affiliate of Fisher Brothers, the 360,394-square-foot edifice would yield 308 residential units, 24,114 square feet of ground floor commercial space, 8,250 square feet of public paseo space, 8,165 square feet of rooftop amenities and 122 combined onsite and street parking. Miami Lakes-based Langan Engineering is listed as the civil, geotech, environmental and traffic engineer; Hollywood-based Witkin Hults + Partners is the landscape architect.

Bizzi & Partners Gets FAA Approval For 378-Foot-Tall Structure To Rise At 100 SW 6th Street In Fort Lauderdale

The Federal Aviation Administration has granted New York-based real estate developer Bizzi & Partners building permit approvals for New River Central, a 35-story mixed-use multifamily and retail high rise building anticipated to rise at 100 Southwest 6th Street. Designed by Dorsky + Yue International with landscaping by Lewis Aqui Landscape + Architectural Design, and being developed alongside New York-based Silverback Development, the 378-foot-tall structure will yield an estimated 350,000 square feet of space including 401 residential units, 5,500 square feet of ground floor retail space, and a 477-space parking garage. The building permit applications were approved as of July 14, 2022 and are set to expire on January 14, 2024.

300 Banyan Boutique Office Tower Begins Construction In Downtown West Palm Beach

Brand Atlantic Real Estate Partners and Wheelock Street Capital are proud to announce the start of construction for 300 Banyan, a 12-story boutique office development located at 300 Banyan Boulevard in the Clematis Waterfront District in West Palm Beach. Designed by Toronto-based B+H Architects Corp. and West local architect Spina ORourke + Partners, plans include 100,000 square feet of Class-A office, 15,000 square feet of private outdoor terrace space, and a 300-space parking garage. 300 Banyan is the second phase of Brand Atlantic’s two-phase, mixed-use commercial development, with 111 Olive already under construction and delivering at the end of 2022. Delivery and occupancy of 300 Banyan are scheduled for early 2024, and pre-leasing efforts for the office space will commence Q3 of 2022. Gilbane Building Co. is the general contractor.

CEDARst Companies Proposes 12-Story Mixed-Use Development For 745 N. Andrews Avenue In Progresso Village, Fort Lauderdale

Development plans have been filed for 745 North Andrews Avenue, a 12-story mixed-use building proposed for a 1.46-acre property bound by Northwest 8th Street and Northwest 1st Avenue in Progresso Village, Fort Lauderdale. Designed by local architect Dorsky + Yue International Architecture for Chicago-based developer CEDARst Companies, plans for the 130-foot-tall development include 369,622 square feet of space comprising 220 residential units, 5,783 square feet of ground floor commercial space and an integrated 354-space parking garage. The application was scheduled for review on July 12, 2022 by the city’s Development Review Committee, which lists Lochrie & Chakas, P.A. as the land use attorney, Architectural Alliance Landscape as the landscape architect and Flynn Engineering Services, P.A. as the civil engineer.

FAA Building Permits Approved For 497-Foot-Tall Structure At 526 NE 34th Street In Edgewater

The Federal Aviation Administration has approved building permits for a 497-foot-tall structure in Edgewater, Miami. According to the included coordinates, the building would occupy a 22,000-square-foot assemblage of lots including 510, 522, 526 and 532 Northeast 34th Streets. The property is located across the street from the Hamilton on the Bay rental tower, and is just steps away from a dead end on Northeast 34th Street fronting Biscayne Bay. Three of the lots are owned by Nardware Properties LLC, and the other by 510 34th LLC; Hamilton on the Bay III, LLC is listed as the applicant, all of which are affiliates of Denver-based real estate developer AIMCO. The permits were applied for on April 13, 2022, and were approved by the FAA on July 8, 2022, lasting only three months for approvals.

Designed by local architect Hamed Rodriguez Architects with Miami-based L&ND as the landscape architect and developed by Miami-based Location Ventures, the approximately 154-foot-tall structure comprises a distinguished collection of just 39 luxury condominiums ranging from two to three-bedroom units. The development integrates the revolutionary Delos’ DARWIN Home Wellness Intelligence network which provides advanced air purification, water filtration, lighting solutions and enhanced sleep systems. Villa Valencia recently received its Temporary Certificate of Occupancy (TCO); closings are currently underway, and residents have begun to occupy their residences. National investment and development firm Property Markets Group and Toronto-based real estate private equity firm Greybrook have changed the programming for a newly completed 49-story project once known as Society Biscayne on the southwest corner of Biscayne Boulevard and Northeast 5th Street. The developers rebranded and launched the 571-foot-tall tower as The Elser Hotel & Residences and the property is now addressed as 398 Northeast 5th Street. The newly completed tower offers 646 fully furnished residences, over 19,000 square feet of curated amenities and 5,000 square feet of prime retail space. PMG Residential is the exclusive sales team for the property, with residences priced from the $600,000’s or the equivalent cryptocurrency exchange rate.
