54-Story Downtown 6th Gets Unanimous Approval From Miami’s Urban Development Review Board

Miami’s Urban Development Review Board (UDRB) has unanimously approved Downtown 6th, a 54-story residential building planned at 46 Northeast 6th Street in the Central Business District of Downtown Miami. Designed by Melo Architecture with G3aec as the architecture of record and developed by Melo Group, the 576-foot-tall building will yield 1,081,913 square feet of space, including 824 residential units, 2,427 square feet of commercial space, and 639 parking spaces with a garage masked with habitable liner.

Construction Begins On The Transformational 50-Acre Gas Worx Development In Ybor City, Tampa

On March 6, dozens of community leaders and elected officials gathered to commemorate the official groundbreaking of Gas Worx, a 50-acre mixed-use development in Ybor City, Tampa. Gas Worx, a joint venture between KETTLER and its founder and CEO, Darryl Shaw, is between the Ybor Historic District and Channel District. Designed by Design Collective with Bohler as the structural engineer and Sasaki as the urban planner, the development will include nearly 5,000 new residences, over 500,000 square feet of office space, and more than 140,000 square feet of new retail. Moreover, Gas Worx boasts more than 300 units of affordable housing – the biggest private investment in affordable housing in the city’s history.

Miami-based developer Related Group, in partnership with Rybovich, has completed Icon Marina Village, a pair of 24-story high-rise residential buildings at 4444 North Flagler Drive in West Palm Beach. Designed by the renowned Arquitectonica, the development comprises two 24-story highrise rental towers offering 399 homes with interiors from V Starr, founded by tennis superstar Venus Williams. Balfour Beatty served as the general contractor for the building, which marks the completion of the first phase of the 20-acre Marina Village master-planned development.

Designed by IDEA Architect with Thomas Engineering Group as the landscape architect and civil engineer, and developed by Aventura Pointe LLC, managed by Yakov Cohen and Shimon Bouskila, plans for the proposed building include 649,200 square feet of space, with approximately 9,125 square feet of retail space and 347,355 square feet of a gross rentable residential area, offering 327 units in a mix of one-bedroom, two-bedroom, and three-bedroom apartments ranging from 640 to 1,250 square feet.

Miami’s Building Department has approved a foundation permit for 222 (Namdar Towers), a 1.3-million-square-foot mixed-use development comprising two 43-story towers at 222 Northeast 1st Avenue in Downtown Miami. Designed by Behar Font & Partners with De Los Reyes Engineering, Inc. as the structural engineer and developed by Great Neck, New York-based Namdar Group, the development is planned to yield 1,394 residential units, 7,984 square feet of ground floor commercial space, 336 vehicles parking spaces, and racks for 1,394 bicycles. Witkin Hults + Partners is the landscape architect, TWR Engineers is the MEP engineer, and Grāef is the civil engineer.

General Contractor ANF Group has broken ground on Sol Vista, an 8-story senior living community located at 11251 Caribbean Boulevard in Cutler Bay, Miami-Dade County. Designed by Burgos Lanza & Associates and developed by MRK Partners and Cypress Equity Investments, this 227-unit affordable housing development will offer apartments reserved for those aged 62 and older and those earning no more than 60% of the Area Median Income (AMI) or approximately $40,980 for one-person households and $46,800 for two-person households. The project is scheduled for completion in mid-2024.

$43.2 Million Refinancing Loan Secured For Residential Development At 2835 Tigertail Avenue In Coconut Grove, Miami

Miami-based Terra and AB Asset Management have secured a $43.2 million refinancing loan for Residences in the Grove, a 148-unit residential building planned at 2835 Tigertail Avenue in the heart of Miami’s Coconut Grove neighborhood. The financing provided by the City National Bank of Florida and KS Finance Corporation will fund preliminary demolition and site work in preparation for the project’s groundbreaking. Construction of Residences in the Grove is estimated to get underway later this year, with completion slated for 2025.

Developers Sign Utility Agreement For Upcoming Supertall One Brickell City Centre

The developers of One Brickell City Centre have signed a utility agreement to connect the upcoming supertall office tower at 700 Brickell Avenue to Miami-Dade County’s water and sewer system. The agreement, dated February 22, lists 700 Brickell City Centre LLC and Brickell City Centre Project LLC as the developing entities, with Kieran Bowers of Swire Properties signing on behalf of both entities. Hudson Yards developer Related Companies, led by Stephen Ross, is also a partner in the project. Miami-based Arquitectonica designed the project.
