Aspen Heights Partners Breaks Ground On 67-Unit Student-Oriented Residential Community in Tampa

Austin-based Aspen Heights Partners, an owner and developer of multiple lifestyle-oriented residential communities, has announced it recently broke ground on Aspen Heights Tampa, a 67-unit student-oriented residential community located at 3020 Cove Bend Drive near the northern-most city limits of Tampa. Designed by Dallas-based Merriman Anderson Architects, the project is comprised of boutique cottage-style townhome buildings, arranged in two-story row homes in clusters of 4 – 6 unit, and three-story row homes of 7 and 8 units. Site plan applications have been filed for Palmaire, a 7-story residential building proposed to rise at 2606 Palm Aire Drive North in Pompano Beach. The interior lot is located west of Powerline Road, bound by North Palm Aire Drive on the south and Plam Aire Drive North on the north and situated adjacent to the Palm Aire Country Club. Designed by Miami-based GS Architecture with EGS2 Corp as the landscape architect for Miami-based developer Premium Development, Inc., the development is projected to yield 120,463 square feet of new construction over a 2.22-acre site, including 77,329 square feet of residential space across 99 units and 133 parking spaces.

19-Story Ocean Park Beach Residences Awaits Approval From Development Review Committee In Pompano Beach

Miami-based real estate developer Mount Vernon Property Holdings LLC, led by Tomas Sinisterra, is requesting a major site plan approval from the Development Review Committee for the construction of Ocean Park Beach Residences, a 19-story two-towered mixed-use development which would rise at 1508 North Ocean Boulevard in Pompano Beach. Located on the southwest corner of the intersection between Northeast 16th Street and North Ocean Boulevard (State Road A1A), the vacant interior lot spans 0.62 acres and sits directly west of North Ocean Park and the beachfront. The project is designed by Miami Beach-based G3aec with Pompano Beach-based KEITH as the civil engineer and would rise approximately 205-feet, or 218-feet including the elevator bulkhead. Plans for the project include the development of 28 luxury residential condominiums, approximately 3,044 square feet of ground floor commercial space and 73 parking spaces.

National developer Property Markets Group, along with partners Greybrook Realty Partners, Mohari Hospitality, S2 Development and global hospitality company Hilton have announced that the Waldorf Astoria Hotel & Residences, Florida’s upcoming first supertall skyscraper, has sold 72% of its residential inventory in just nine months. Designed by Sieger Suarez Architects in collaboration with renowned architect Carlos Ott and featuring interiors by award-winning interior design firm BAMO, the building will rise 100 stories and 1,049 feet above Downtown Miami and Biscayne Bay as the tallest residential and hotel building south of New York City, set to become a landmark beacon for the city and an architectural wonder in Florida.  Located at 300 Biscayne Boulevard, the development will mark the debut of one of the world’s most iconic hospitality brands, Waldorf Astoria, in the Miami market.

Preliminary plans have been revealed in a pre-application filing with the Miami-Dade County Department of Regulatory and Economic Resources requesting an administrative site plan review for The Ursa, a 15-story Class-A office building proposed for 3825 North Miami Avenue in Miami’s Design District. Located between North Miami Court and North Miami Avenue on Northeast 39th Street, the 0.598-acre assemblage is a block away from Interstate 195 (Florida State Road 112) and within walking distance of the Design District’s upscale fashion and design stores. Designed by Arquitectonica and developed by Dacra, the building would contain 180,000 square feet of office space and 6,800 square feet of ground floor retail with museum-quality exterior public art and interior art curated by Daniel Arsham.
