Massive Mixed-Use Development Gets The Green Light In St. Petersburg’s Skyway Marina District

St. Petersburg’s Development Review Commission has given the green light to an expansive mixed-use development slated for the Skyway Marina District. Spanning 34.3 acres, the project, known as Skyway Village, is a phased, master-planned endeavor. It involves the demolition of most of the existing 380,000-square-foot office park at 3102 34th Street South, to be replaced by a series of new mid-rise buildings featuring a blend of apartments and walkable community retail. Notably, a Sprouts Farmers Market is set to anchor the retail component. Initially reported by St. Pete Rising, the project was proposed for an underutilized office park, formerly housing Minneapolis-based Ceridian, known for its human resources software and services.

A pre-application review request has been submitted for Metro Grande II, an 8-story elderly rental community proposed at 2015 West Okeechobee Road in Hialeah, Florida. This project is designed by the Coral Gables-based architect Behar Font & Partners, with landscape architecture by Witkins Hults + Partners based in Hollywood. Developed by Cornerstone Group, a Coconut Grove-based developer, the project would encompass approximately 101,645 square feet of space. This includes 74,375 square feet dedicated to residential areas, divided into 94 units, and provision for 93 parking spaces. Wynwood’s Design Review Committee To Review Waiver Application For 12-Story Mixed-Use Development At 18 NW 23rd Street

On October 10, 2023, the Wynwood Design Review Committee will assess a waiver request for a 12-story mixed-use development at 18 Northwest 23rd Street. Designed by Arquitectonica with interiors by MKDA and developed by Alchemy-ABR-BCP Wynwood LLC (an affiliate of New York-based Alchemy-ABR Investment Partners), this structure will rise 178 feet, comprising 291,767 square feet. This space includes 158,309 square feet for residential purposes, distributed among 178 rental units, 12,852 square feet for indoor and outdoor amenities, 13,520 square feet for ground-floor retail, and 167 parking spaces. The project’s genesis traces back to Alchemy Properties’ acquisition of the 34,200-square-foot parking lot from The Salvation Army for $18 million in October 2022.

Aria Development Group, Largo, and Place Projects have secured $77 million in construction financing for 2200 Brickell, a five-story, 105-unit luxury condominium development at 2200 Brickell Avenue, situated along Brickell’s historic Millionaire’s Row. The construction financing was provided by Bank OZK, represented by King & Spalding. Hunton Andrews Kurth and The Aztec Group represented the developers. 2200 Brickell is slated to break ground in Q4 2023 with Ortega Construction Company as the general contractor.
