The Miami Building Department has issued a phased vertical construction permit for the Waldorf Astoria Hotel and Residences, a 100-story supertall mixed-use skyscraper under construction at 300 Biscayne Boulevard in downtown Miami. Designed by Sieger Suarez Architects in collaboration with renowned architect Carlos Ott and developed by Property Markets Group in partnership with Greybrook Realty Partners, Mohari Hospitality, S2 Development, and Hilton, the soaring tower, designed in the form of nine stacked offset glass cubes, will be the first to achieve supertall status in Miami and the state of Florida. The phased permit, approved on January 10, outlines the specifics of the new construction valued at $426 million, making a significant step forward for the project since its groundbreaking in late 2022.
Miami-based developers Terra and Grass River have secured $245 million in permanent financing for Grove Central, a newly completed mixed-use development at 2800 Southwest 27th Terrace in Miami’s Coconut Grove neighborhood. The loan, issued by JP Morgan Chase & Co., will be used to pay off the development’s existing construction loan, provided in 2021 by Apollo Global Management, and fund remaining public infrastructure improvements and upgrades to the adjacent Metrorail station.

The condominium complex will feature a range of amenities, including a Mater Academy charter school, a 363,000-square-foot Uhealth Medical Center, Reserve Padel Club, restaurants, retail outlets, and parks. The development is designed to embrace resort-style living, with residences overlooking a seven-acre Crystal Lagoon® set against a backdrop of natural landscapes. Key International, led by Diego and Inigo Ardid, has announced Sterling Bay, a national real estate development firm known for its pioneering approach to developing award-winning creative offices, as the co-development partner of 848 Brickell, a 761-foot-tall Class A creative office and retail tower proposed in Miami’s Brickell neighborhood. Sterling Bay joins Key International in developing plans for this project, which, under zoning approval by Miami-Dade County, will soar 51 stories in the heart of Miami’s bustling Financial District.
