Construction Progress Advances on The Standard Residences, Brickell and LOFTY Brickell

Construction is progressing on The Standard Residences, Brickell and LOFTY Brickell, a pair of high-rise residential towers rising side by side along the Miami River in the heart of Brickell. Both designed by Arquitectonica, the 45-story Standard tower will yield 422 residences, while the adjacent 44-story LOFTY Brickell will deliver 363 units, being developed by Newgard Development Group in partnership with Two Roads Development. Standing approximately 530 and 540 feet tall, the towers are rising concurrently and are joined by a shared podium, which will house parking and amenities. At 99 SW 7th Street, GT McDonald Enterprises oversees construction for both projects.

Exterior work is nearing completion on The Standard Residences Midtown Miami, a 12-story residential building underway at 3100 Northeast 1st Avenue in Miami’s Midtown neighborhood. Designed by Arquitectonica with interiors by Urban Robot Associates and developed by Rosso Development, Midtown Development, and Standard International, the project will deliver 228 condominium units, over 34,000 square feet of amenities and retail space, and a rooftop restaurant. Civic Construction is serving as the general contractor. NE 31st Street bounds the building to the north, NE 1st Avenue to the east, and NE 30th Street to the south, steps from the Miami Design District and Wynwood.

Finishing touches are underway at Modera Riverside, a 36-story residential tower developed by Mill Creek Residential and Adler Development in Downtown Miami. Located at 300 Southwest 2nd Avenue, the project rises east of the Miami River, between the riverwalk and the intersection of SW 2nd Avenue and SW 3rd Street. The tower, designed by Nichols Architects, stands 410 feet tall and yields 428 market-rate rental units, amenities, and ground-floor retail.

Nearing completion along the Miami River in Brickell is the first phase of The River District (also known as Miami River), a 4-million-square-foot master-planned mixed-use development by New York-based Chetrit Group. This initial phase features a 54-story residential tower, located at 275 SW 6th Street and 501 W 3rd Avenue, designed by Kobi Karp Architecture & Interior Design, which rises to 640 feet and encompasses nearly 1 million square feet, introducing 632 rental units alongside retail space and parking. This phase also includes two waterfront two-story commercial/retail buildings. The River District is ultimately planned to deliver approximately 1,961 residential units, 29,600 square feet of restaurant space, 12,020 square feet of retail, 40,000 square feet of office space, a 17-slip marina, and 2,000 parking spaces to a 6.2-acre site with four skyscrapers. The property is generally bordered by SW 5th Street and a parcel to its north, the Miami River to the north, SW 3rd Avenue to the west, SW 7th Street to the south, and SW 2nd Avenue to the east, with SW 6th Street running between the two primary parcels.

Designed by the globally-renowned architecture firm Arquitectonica with interior design by Vida Design and developed by Oak Row Equities, the 521-foot-tall structure will comprise over 900,000 square feet of space, including 187,000 square feet of office and retail space and 399 luxurious rental residences ranging from studios to three-bedroom units with dens. Coastal Construction is the general contractor, KD Construction of Florida is the shell contractor, C&C Concrete Pumping is the concrete contractor and CEMEX is the concrete provider. The project occupies an entire city block bordered by Biscayne Boulevard to the east, NE 26th Terrace to the north, NE 26th Street to the south, and NE 2nd Avenue to the west.
