The Miami Beach City Commission has unanimously approved a sweeping temporary deregulatory ordinance designed to accelerate the opening of qualifying restaurants and indoor live entertainment venues across several of the city’s primary commercial corridors, including Lincoln Road. The policy removes the requirement for conditional use permits in designated districts and is intended to help fill vacant retail spaces more quickly while restoring activity to core business areas.

A new multifamily development has been proposed for 2340 SW 32nd Avenue in Miami, where AvalonBay Communities has submitted plans for Kanso Coral Way, an eight-story apartment building designed by Baker Barrios Architects. The proposal is set for review by the City of Miami Urban Development Review Board on February 18, 2026.

Ocean Bank has provided a $70 million construction loan to Central Aventura LLC for a planned 9-story mixed-use commercial building at the northeast corner of Biscayne Boulevard and Northeast 209th Street in Aventura. The project, known as Central Aventura, will rise on a 1.6-acre site and is slated to include the city’s first multi-story digital billboard screen integrated into the structure.

A $7.6 million refinance credit facility has been arranged for Bella Residences, a 23,000-square-foot boutique residential property located at 225 179th Drive in Sunny Isles Beach, Florida. WD Capital Group advised the borrower, Circle Capital Partners, on the transaction and placed the senior loan financing with W Financial.

A $60 million construction loan has been secured for Seventeen Gables, a 117-unit condominium development at 1715 Douglas Road in Coral Gables. The project is being developed by BAM Development and Ascendra Capital, with financing provided by Dwight Mortgage Trust. The loan was originated by David Scheer and Alex Izso of Dwight Capital and arranged by Isaac Filler, Steve Edelstein, and Yossi Koschitzki of Filler Capital on behalf of the borrower. Immediate construction is expected to begin concurrent with the launch of sales.
