The Planning and Zoning Board of Fort Lauderdale has unanimously approved site plans for Raintree Riverwalk Residences, a two-towered mixed-use development of 28 and 29 stories anticipated to break ground this summer within a 2.42-acre site encompassing the addresses 408 Southwest 4th Street and 403 Southwest 3rd Avenue in the Tarpon River neighborhood. The project is located on the south bank of the New River, bound by Southwest 4th Court on the South, the Esplanade On The River condominium to the West and the South Florida Boat Club to the East. Rosso Development and Midtown Development reveals interiors for the first ever The Standard Residences, a 12-story mixed-use development planned for 3100 Northeast 1st Avenue in Midtown, Miami. Park Partners Residential And Independencia Asset Management Acquire 280-Unit The Commons And Plan $58.5 Million Renovation

Park Partners Residential, owner and operator of value-add and luxury multifamily apartment communities, and Independencia Asset Management have completed the $77,750,000 acquisition of The Commons, a multifamily residential community addressed as 8050 Gables Commons Drive in Orlando. The 19.28-acre property is located south of Little Lake Bryan Parkway and is east of Vineland Avenue and Interstate-4, just minutes away from Orlando Vineland Premium Outlets. Los Angeles-based Ares Management provided the funds for the purchase, which was brokered by Jubeen Vaghefi, Denny St. Romain and Charles Crapse of Cushman Wakefield. The newly formed joint venture between Park Partners Residential and Independencia Asset Management received a $58.5 million construction loan from American Real Estate Capital to fund an extensive renovation of the property’s 280 units, clubhouse and amenity spaces.

New renderings have been revealed for LOFTY Brickell, a 42-story residential skyscraper scheduled to break ground later this year at 99 Southwest 7th Street along the Miami River in Brickell, Miami. Located across from Brickell City Centre, at the junction of South Miami Avenue and Southwest 7th Street, the 1.62-acre site will give rise to an estimated 481-foot-tall building designed by Arquitectonica with landscape architecture by Urban Robot Associates, yielding 364 fully-finished and furnished residences with curated interiors by INC and 40,000 square feet of amenities. Newgard Development Group is the developer, who has on-boarded Cervera Real Estate as the exclusive sales and marketing firm. Units will come in studio, one- and two-bedroom floor plans as well as penthouses, priced from $493,000 to $1.3 million, and will offer owners flexible home-sharing options.

The Federal Aviation Administration has issued building permits to developers Fortune International Group and Château Group for St. Regis Residences in Sunny Isles Beach, a pair of 62-story ultra-luxury residential towers planned for 18801 Collins Avenue. Designed by Arquitectonica with interiors by São Paulo-based Anastassiadis and landscaping by EDSA, the towers would yield a combined estimate of 374 residential units and approximately 70,000 square feet of amenities, and would rise along the coveted strip of luxury high rises on Collins Avenue in between the Intracoastal Waterway and Atlantic Ocean.

Florida East Coast Realty To Renovate Their Office Towers At 1101 Brickell Avenue To Meet Growing Demand

Florida East Coast Realty (FECR) is planning to invest $12 million in renovations to its office towers at 1101 Brickell Avenue in Miami’s Financial District, including a new grand lobby, flagship restaurant, extensive fiber optic connectivity, and 24-hour security. Located immediately West of Miami’s currently tallest skyscraper – the 85-story Panorama Tower also owned and built by FECR – the office towers are bound by Brickell Avenue on the West, Southeast 11th Street on the South and Southeast 10th Street on the northern end of the city block.

Miami Worldcenter Reaches Milestone With The Completion Of Block H

The 27-acre Miami Worldcenter mega project, has reached a new milestone in construction with the completion of Block H, adding to the residential, retail and parking components on the $4 billion mixed-use development reinvigorating the Park West neighborhood of Downtown Miami. Block H is comprised of 50,000 square feet of prime street-level and rooftop retail space, and a 922-space public parking garage fronting Northeast 7th Street, between Northeast 1st and 2nd Avenues. A portion of the structure’s rooftop is also home to a resort-style amenity deck serving Bezel Miami, a recently completed 43-story luxury rental tower developed next door by the Moinian Group in collaboration with ZOM Living. Miami Worldcenter was envisioned and master planned by Miami Worldcenter Associates, a joint venture led by Principal Art Falcone and Managing Partner Nitin Motwani in partnership with CIM Group.

The Planning and Zoning Board of North Miami Beach has unanimously approved plans for Venus, a 26-story mixed-use building planned for 2060 Northeast 164th Street. Designed by Burgos Lanza Architects & Planners with landscape architecture by Kimley-Horn and developed by Crep NMB Venus LLC, an affiliate of New York City-based developer Carpe Real Estate Partners (Carpe), the development is approved for approximately 660,000 square feet of space including 440 rental units, 11,000 square feet of carefully curated retail space, 499 parking spaces and a variety of residential amenities.

New Construction Permits Filed For Related Group’s 73-Story Baccarat Residences Condo Tower In Brickell

New construction permits have been filed for Baccarat Residences, a 73-story residential skyscraper located at 99 Southeast 5th Street in Brickell. The permit filing has revealed the structure will top out at 835-feet, and will contain 806,326 square feet of space including 796,326 square feet of space designated for residential use across 352 condominium units and 10,000 square feet of space for a restaurant. The corporation listed as the owner of the application is 444 Brickell Partners, LLC, an affiliate of the Related Group (Related) led by prolific real estate developer Jorge M. Perez, who is often referred to as the condo king of Miami. Related is developing the highly anticipated tower with SH Hotels & Resorts, who manages the Baccarat Hotel in New York. The building is designed by Miami-based international architecture firm Arquitectonica with lavish interiors by New York City-based Meyers Davis, and landscaping will be handled by Enzo Enea of Zurich-based Enea Garden Design. John Moriarty and Associates of Florida Inc. is listed as the general contractor.
