Miami-based developer Shoma Group has announced plans for Shoma 88, a mixed-use development in Kendall. Designed by PPK Architects, this 28-story project will feature 405 rental units, each offering approximately 920 square feet of space. In alignment with Florida’s Live Local Act, at least 40 percent of the units will be designated for workforce housing. Groundbreaking is slated for the first quarter of 2025, and its estimated completion date is within 30 months.

Dewatering and tree permit applications have been filed for 700 North Miami Avenue, a massive three-tower mixed-use development planned by Witkoff Group and Monroe Capital at Miami Worldcenter in Downtown Miami. Designed by Kobi Karp, the project will entail over 3 million square feet of space, including 2,350 residential units, over 30,000 square feet of ground-floor retail, and 1,924 parking spaces distributed across three towers. The project is advancing through the construction permitting process, with several new permits recently submitted – signaling that foundation work could commence soon for the former Miami Arena site.

Fort Lauderdale’s Development Review Committee is scheduled to review a new proposal by ILFC Corp, led by Gonzalo Sanchez, for a mixed-use development named DL-Design, located at 1102 NW 6th Street in the Dorsey Riverbend area, on May 28. The project, designed to rise four stories to a height of 49 feet, aims to transform a currently vacant 6,342-square-foot lot into a vibrant urban space combining residential and commercial uses. The application is represented by Yanina Mauro of Red Octopus LLC. JCM Consultants, LLC is the civil engineer, and Kimley-Horn is the traffic engineer.

This prime location within the vibrant Central Beach neighborhood, encompassing five lots assembled by the developer for $5.54 million between 2021 and 2022, leverages scenic vistas and accessibility to enhance its residential appeal.
