Fairstead has announced the $54.7 million acquisition and planned rehabilitation of Silver Oaks Apartments, a 200-unit affordable housing community at 4200 Kenneth Court in Tampa, Florida. The Hillsborough County property is governed by Section 8 and Low-Income Housing Tax Credit affordability restrictions, with all apartments reserved for households earning up to 60 percent of the Area Median Income. Renovations are expected to begin in Q2 2026 and reach completion in Q3 2027.

Plans have been revealed for Lilli, a 53-story waterfront condominium tower at 717 NE 27th Street in Miami’s Edgewater neighborhood. Developed by OKO Group, the project is designed by Adrian Smith + Gordon Gill Architecture and will yield 117 condominium residences overlooking Biscayne Bay. The 636-foot-tall tower is planned to contain around 360,679 square feet of space on a 0.63-acre site along the waterfront north of Missoni Baia and is among the final major undeveloped bayfront parcels in Edgewater. Lilli would replace a six-story, 30-unit residential building completed in 2004.

Construction is continuing on Villa Miami, a 56-story waterfront condominium tower rising at 710 Northeast 29th Street in Miami’s Edgewater neighborhood. Designed by ODP Architects and developed by Terra and One Thousand Group, the 650-foot-tall structure will yield 70 half-floor and full-floor condominium residences overlooking Biscayne Bay. AD100 designer Vicky Charles is designing interiors, while Major Food Group is overseeing the tower’s hospitality and culinary programming.

Construction has topped out on Skye Apartments, the second phase of the Parks at Delray mixed-use development at 2350 South Congress Avenue in Delray Beach, Florida. Designed by MSA Architects and developed by 13th Floor Investments and Key International in partnership with CDS International Holdings and Wexford Capital, the development will yield 327 apartments in a mix of studio, one-, two-, and three-bedroom layouts, along with a collection of townhomes, as part of the larger 43-acre master-planned community along the Congress Avenue corridor. ANF is serving as the general contractor for the residential components.

The Miami Beach Planning Board has approved a conditional use permit for the mechanical parking system at 1826 Collins, a proposed 15-story mixed-use development planned for 1826 Collins Avenue in Miami Beach. The 213-foot-tall project is being developed by an entity tied to Crescent Heights’ Russell Galbut and Lefferts’ Mendy Chudaitov, with Built Form Architecture serving as architect. The proposal is being pursued under Florida’s Live Local Act and will contain 29 residential units, including 12 workforce housing apartments.
