128 SW 7th Street Owner LLC, an affiliate of Chicago-based Focus Development Inc (Focus) – a vertically integrated development and construction company, has filed a pre-application meeting request for the preliminary review of a proposed 39-story development at 128 Southwest 7th Street. The 415-foot-tall structure, dubbed Miami Starlite, would replace the shuttered 28-year-old Starlite East Motel and yield 685,710 gross square feet of space, including 516 residential units, ground-floor retail, amenity spaces, and approximately 506 off-street parking spaces. The architect leading the design is San Francisco-based Gensler.

Shvo Obtains $190M Financing For The Raleigh, A Rosewood Hotel and Residences In Miami Beach

New York-based Shvo and its partners have secured a $190 million construction loan for the renovation and condominium addition at The Raleigh hotel at 1775 Collins Avenue in Miami Beach. The loan, provided by Fort Lauderdale’s BH3 Management through its BH3 Debt Opportunity Fund II, supports the partnership between Shvo, led by Michael Shvo, and the German firm Deutsche Finance. The loan encompasses The Raleigh, the Richmond Hotel at 1757 Collins Avenue, and the South Seas Hotel at 1751 Collins Avenue. The transaction was brokered by Walker & Dunlop.

Designed by Beilinson Gomez Architects P.A. with landscape design by Gardner + Semler Design Landscape Architecture, the approximately 308-foot-tall structure aims to offer 669,844 square feet of floor area, providing a total of 514 dwelling units, over 37,000 square feet of retail space, and 600 onsite parking spaces. With a focus on enhancing mobility through internal drives and beautifying the pedestrian environment, the development aims to reduce the adverse effects of urban sprawl while adding valuable density to the urban landscape. These updated details and design improvements build upon the initial UDRB filing for the project earlier this year.

Miami-Dade County planners have received a pre-application meeting request to review preliminary plans for a new 1,049-foot supertall mixed-use development in Downtown Miami. Spanning 2.15 acres, this expansive property comprises three contiguous parcels between Biscayne Boulevard and Northeast 3rd Avenue, extending from Northeast 1st to 2nd Streets, essentially occupying the northern half of the city block. The applicants listed in the application are 100 Biscayne LLC, 146 Biscayne Owner LLC, and 141 NE Third LLC, all affiliates of New York City’s RFR Realty (RFR) led by developers Aby Rosen and Michael Fuchs. owners of the Chrysler Building and Seagram Building in Manhattan. RFR wants to replace several existing buildings on the property with a 104-story tower featuring a mix of residential and hotel offerings with over 1,000 parking spaces to tower over their adjacent 30-story 100 Biscayne office building.
