KAR Properties And Fortune International Group To Co-Develop 66-Story One River Point Designed By Rafael Viñoly

New York developer Shahab Karmely of KAR Properties and Miami developer Edgardo Defortuna of Fortune International Group announced a new partnership to co-develop One River Point, two connected riverfront-facing 66-story residential towers with a combined 300 units planned for 24 Southwest 4th Street in Downtown Miami. Under the One River Point Partners, LLC, the pair purchased the site from the original entity of One River Point, Miami River Project LLC, paying $58.85 million. The parcel enjoys an enviable location in the city’s epicenter, just steps from the Brickell financial district and luxury retail shopping and entertainment center, Brickell City Centre, as well as the major transportation hubs, and within minutes from Miami Beach, the Port of Miami, major international airports, and cultural landmarks such as the Adrienne Arsht Center, American Airlines Arena and Perez Art Museum.

An application has been filed requesting Design Review Approval for the construction of a new five-story mixed-use building at 1920 Alton Road in South Beach, Miami Beach. Designed by Gensler and developed by Alton Office Holdings II, LLC, the project would consist of approximately 25,223 square feet of Class A office space, approximately 8,284 square feet of ground floor restaurant space, 13,271 square feet of residential space split across three units, and a screened-in parking garage with 45 spaces on the second level of the building. Kimley-Horn is listed as the landscape architect and civil engineer.

On Thursday, October 27, New York and Miami-based Aria Development Group, in partnership with AQARAT, one of Kuwait’s leading real estate companies, celebrated the grand opening of YotelPad Miami with a party-themed all things 305. Located 227 Northeast 2nd Street in the heart of Downtown Miami, the stylish 31-story mixed-use project, designed by Stantec, was the first new construction condominium in the area to offer buyers the option to rent out their units for short-term stays without restrictions. The location consists of 222 Yotel rooms and 231 residence-style pads. YotelPad Miami is the brand’s second pad location worldwide following the 2020 opening of YotelPad Park City, marking the sixth location in the US and 21st globally.

YIMBY recently stopped by the completed first phase of Water Street Tampa, the 56-acre mixed-use neighborhood developed by Strategic Property Partners (SPP) located within the southern stretch of Downtown Tampa, beside the Channel District. Today, we’re taking a look at Asher Residences, a dynamic, highly-amenitized new 22-story apartment tower at 1050 Water Street designed by Morris Adjmi Architects alongside ODP Architecture & Design as the architect of record. The 273-foot-tall post-modern structure spans approximately 787,808 square feet and offers 490 rental residences ranging from studio to two-bedroom floor plans, as well as 30,000 square feet of ground floor retail space. In addition to offering a collection of rental residences, the developer teamed up with Philadelphia-based hospitality company Method Co. to bring the first Florida location of their high-design extended-stay concept, ROOST Apartment Hotel, at Asher.

New construction permits have been filed for Lofty Brickell, a 42-story, riverfront mixed-use high-rise planned for 99 Southwest 7th Street in Brickell, Miami. Located just steps from Brickell City Centre, the building is designed by internationally acclaimed architecture firm Arquitectonica with carefully curated interiors by design firm INC and landscaping by Urban Robot Associates, and is being developed by Newgard Development Group (Newgard). According to October 19 filing, the 574-foot-tall development is projected to yield 619,200 square feet of space including 362 residential units, which would come in a mix of studio, one and two-bedroom residences ranging between 436 to 985 square feet. Although the application is in the pre-screeing phase, Newgard has selected JV Americaribe-Moriarty JV, a joint venture between the construction firms Americaribe and John Moriarty & Associates, as the general contractor.

YIMBY recently stopped by The Tampa EDITION Hotel & Residence, a 27-story mixed-use building at the recently completed first phase of Strategic Property Partners’ 56-contiguous-acre Water Street Tampa mixed-use development, addressed as 500 Channelside Drive (Hotel) and 1000 Water Street (Residence). The project was designed by Morris Adjmi Architects alongside Nichols Architects as the architect of record and contains 38 luxury residences and a 5-star, 172-key hotel with interiors appointed and curated by Roman and Williams via Ian Schrager’s EDITION luxury lifestyle brand. Suffolk Construction served as the general contractor for the 319-foot-tall tower, which completed construction earlier this year.

Designed by SB Architects, Bayso Sarasota is the region’s latest luxury address offering 149 residences within the city’s Arts and Culture District, a walkable waterfront setting with proximity to marinas and top dining and entertainment destinations. Aetna Realty, a fully integrated New York-based real estate investment company, has unveiled conceptual renderings of a potential redevelopment of 22 East Flagler Street in Downtown Miami. The 1.65-acre property comprises two parcels situated along South Miami Avenue between East Flagler Street and Southeast 1st Street and was once home to a Macy’s and now defunct Burdines department stores. The property boasts over 500,000 square feet of commercial space with its current improvements, which are two 75-year old multistory structures connected via a sky bridge hovering over South Miami Avenue. According to Aetna Realty, the property is primed to become another one of their crown jewels with two soaring skyscrapers spanning 50 to 55 stories.

Designed by SB Architects and developed by Kolter Urban, a division of Palm Beach County-based The Kolter Group, the approximately 347,241-square-foot building rises 228 feet and contains 70 expansive luxury residences ranging from two to three-bedroom apartments as well as penthouse units with four bedrooms. The project fronts Hillsborough Bay, just minutes away from Downtown Tampa by car, and is bound by South De Soto Avenue to the east, South Howard Avenue to the west, and Bayshore Boulevard to the south.
