Plans have been filed for RD Rio Vista, a 30-story mixed-use building at 409 Southeast 8th Street in the Rio Vista section of Fort Lauderdale’s downtown corridor. Designed by Cohen, Freedman, Encinosa & Associates with Botek Thurlow Engneering, Inc. as the civil engineer and Rhett Roy as the landscape architect, the 337-foot-tall structure project would include 267,135 square feet of residential space across 328 units ranging from 510 square feet to 1,225 square feet with an average unit scope 814 square feet, 3,000 square feet of ground floor retail space, and 440 structured parking spaces. The developer is a joint venture partnership between Related Group and Alta Development under the 409 SE 8th Street, LLC.

Designed by Cohen Freedman Encinosa & Associates and developed by Related Group and Merrimac Ventures under the DT G Block LLC, the project will yield 450 fully finished and furnished condominium units spread across 387,355 square feet with interiors by AvroKO, as well as 22,000 square feet of amenities and 3,370 square feet of retail space. Beauchamp Construction is the general contractor for the project.

Miami-based real estate developer Related Group and private equity firm Rockpoint have broken ground on WNWD21, a new 12-story, two-towered mixed-use development consisting of 304 apartments, over 18,000 square feet of retail, 63,000 square feet of office space, and 7-level parking garage for over 500 vehicles. Located in the heart of the Wynwood at 2150 North Miami Avenue, the project is designed by Cohen Freedman Encinosa & Associates with interior design from ID & Design International (iddi Design). Beauchamp Construction Company is spearheading the construction, with completion expected for the third quarter of 2024.

Fort Lauderdale’s Development Review Committee will consider plans for Las Olas Condominiums, a 45-story mixed-use building proposed for 521 East Las Olas Boulevard in the Downtown corridor, adjacent to Southeast 6th Street and the South Federal Highway tunnel. Designed by Pininfarina with Cohen Freedman Encinosa & Associates Architects and developed by Miami’s condo king, the Related Group, the 531-foot-tall structure will contain 192 multifamily residential dwelling units, a 3,684-square-foot restaurant on the ground floor, and 364 parking spaces in a structured parking garage. Architectural Alliance Landscape is the landscape architect, and Botek Thurlow Engineering Inc. is the civil engineer for the project, which is expected to yield 352,551 square feet of residential space with an average of 1,836 square feet per unit.

Miami Lakes-based Cohen Freedman Encinosa & Associates, the architect behind the 43-story Caoba tower, is leading the design with New York City-based AvroKO named as the interior designer.
