Aimco’s Planned 60-Story Tower In Edgewater Gets New Rendering

Denver-based real estate developer Aimco has released another rendering of a 60-story tower being planned for 640 Northeast 34th Street in Edgewater, Miami. The developer released the rendering on their website in conjunction with their 2021 fourth quarter earnings announcement. In November 2021, YIMBY had reported Aimco completed the purchase of a development assemblage in Edgewater beside their Hamilton On The Bay apartment tower that would permit for up to 1.1 million square feet of new construction. The 70,000-square foot site would ultimately give rise to two towers, based on the previously released renderings, with the Biscayne Bay-facing structure depicted in the new rendering rising as high as 646-feet, or 649-feet above sea level according to an FAA filing.

Applications have been filed with the Federal Aviation Administration (FAA) for the construction of a 649-foot-tall building at 640 Northeast 34th Street in the Beverly Point sub-division of Edgewater, Miami. Located at the very end of the street, the interior lot fronts Biscayne Bay and bound by Hamilton On The Bay to the North and Bay Park Towers Condominiums to the South. The two coordinates listed in the applications correspond to a development site currently owned by Denver-based real estate developer Aimco, who also owns Hamilton On The Bay. In their Fall 2021 Investor Presentation, the developer told investors that they completed the purchase of additional properties beside their Hamilton on the Bay apartment tower, which combined will allow for 1.1 million square feet of new construction.

A group of developers are planning on reviving and redeveloping a nearly 1-acre piece of property near the Arts and Entertainment District in Edgewater, Miami. Skylight Real Estate Partners, Panther Capital Management and Arden Group formed a joint venture and purchased 1836 Biscayne Boulevard and 256 Northeast 19th Street from Fifteen Group for $20 million. Plans for the recently purchased site include the construction of a 40-story residential tower and the restoration of the First Church of Christ Scientist structure built in 1926, which would then be converted into over 15,000 square feet of retail. To the developer’s convenience, the property came with approved plans from 2019, allowing them to cut down on time typically spent in the planning stages.

YIMBY checked in on the progress of the sales center under construction at the development site for Melo Group’s upcoming Aria Reserve, a luxury residential project comprised of twin 62-story towers at 700 Northeast 24th Street in Edgewater, Miami. Designed by Miami-based Arquitectonica, both structures will rise 649-feet along Biscayne Bay and yield a combined 782 condominiums featuring interiors by MORADA Haute Furniture Boutique and landscaping by ArquitectonicaGEO. The sales center is being constructed at 725 Northeast 24th Street by the developer’s in-house contractor, Melo Contractors Corp, and should span 3,116 square feet upon completion.

A major contribution to the boost in sales has been the recent lift of travel restrictions, as foreign buyers flock over to South Florida’s red-hot real estate market. Miami’s Urban Development Review Board (UDRB) will be reviewing proposals for 710 Edge, a 55-story ultra-luxury mixed-use building planned for 710 Northeast 29th Street right on Biscayne Bay in Edgewater, Miami. The tower is being developed by an entity named 710 Edge LLC, a collaborative effort between several prominent developers including Michael Konig, Alex Posth, Louis Birdman and Kevin Venger. ODP Architecture & Design is leading the design of the 650-foot-tall skyscraper, sharing a strong resemblance to the Zaha Hadid-designed 707-foot-tall One Thousand Museum on Biscayne Boulevard where the firm is listed as the architect of record. Plans call for 460,160 square feet of new construction between the tower and an attached garage, which includes 70 residential units, 13,037 square feet of commercial space and 160 parking spaces.

Vertical progress is now underway for Metro Edgewater, a 32-story mixed-use tower under construction in what is referred to as the Paraiso District of Edgewater in Miami. Formely known as Paraiso Place, the building is designed by Pablo Burgos of Burgos Lanza & Associates with JFS Design as the landscape architect. The property is addressed as 452 Northeast 31st Street according to city records, and is planned to give rise to a 373-foot-tall structure yielding 520,638 square feet of new real estate. The developer is Carlos Ortiz listed as Metro Edgewater LLC, a subsidiary of Prodesa International LLC.

The Melo Group has filed new construction permits for 700 Northeast 24th Street, the site of the planned twin 62-story Aria Reserve Miami towers in Edgewater, Miami. The work items listed in the application pertain to site work only, which includes excavation, piles and site/soil improvements. Designed by world-renown architectural firm Arquitectonica, the pair of skyscrapers is planned to rise to the maximum height permitted in the area which is 649-feet, and will become the tallest residential twin towers on a waterfront in the country. The developer intends to yield 782 residences across 5-acres of land with this project.

The 57-story luxury residential skyscraper is designed by Hani Rashid of Asymptote Architecture and developed by OKO Group with Cain International as an investment partner.
