Developer Proposes 48-Story Apartment Tower At 203 NE 3rd Street In Fort Lauderdale

3rd Street Capital 203-215 Propco, LLC, an affiliate of Secaucus, New Jersey-based National Realty Investment Advisors (NRIA), has filed plans for a 48-story apartment tower with ground-floor commercial space at 203 Northeast 3rd Street in Fort Lauderdale. Proposed to rise on a 0.66-acre site comprising four vacant land parcels west of NE 3rd Avenue and east of North Andrews Avenue within the Downtown Regional Activity Center, the 520-foot-tall structure would yield 731,963 gross square feet, including 429 apartments, a 2,711-square-foot restaurant, and 432 parking spaces. FSMY Architects + Planners is the architect, and Architectural Alliance Lan dscape is the landscape architect. Fort Lauderdale’s Development Review Committee is now considering plans originally scheduled for review on May 14.

Developer Proposes 19-Story Intracoastal-Facing Condo Tower At 3000 East Oakland Park Boulevard In Fort Lauderdale

Claridge Homes, based in Ottawa, Canada, and led by Bill Malhotra, has proposed a new condominium development along the Intracoastal Waterway in Fort Lauderdale. The city’s Development Review Committee will review plans for 3000 Waterside at 3000 East Oakland Park Boulevard today. Claridge Homes 3000 Waterside, an affiliate of the Canadian developer, acquired the 2.16-acre property for $12.5 million in 2022 and later demolished an office building on the site. FSMY Architects + Planners is the architect and Barranco – RLA is the landscape architect for the project.

Plans have been filed for Jackson Street Apartments, a 13-story apartment building proposed for 1830 – 1844 Jackson Street in Hollywood. Designed by Joseph B. Kaller of Kaller Architecture with Gabriela Fojt of The Mirror of Paradise as the landscape architect and developed by Menachem Trietel of Brooklyn-based Capitall Group in partnership with Isaac Khabie of ARK Ventures under the Fifty Street Investments LLC, the 140-foot-tall structure would yield a floor area of 148,366 square feet, which would include 200 rental apartments, approximately 1,384 square feet of ground floor retail space, and 236 parking spaces. Hollywood’s Planning and Development Board is scheduled to review the plans on May 14.

46-Story Tower Designed By FSMY Architects + Planners Proposed For 100 NW 7th Avenue In Fort Lauderdale

On April 23, the Development Review Committee in Fort Lauderdale began reviewing plans for a new 46-story multi-family development at 100 Northwest 7th Avenue, situated just a few blocks east of Brightline’s Fort Lauderdale Station. The project, designed by Josh Bailey of the local architecture firm FSMY Architects & Planners and developed by Miller Property Invest and Bellissima Real Estate—both managed by Sidney Miller and family—proposes a 540-foot-tall structure to rise on currently vacant land parcels. The development is planned to encompass a total floor area ratio (F.A.R.) of 475,537 square feet, which includes 288 apartments, 2,032 square feet of retail space, and 290 parking spaces. KEITH has been appointed as the project’s landscape architect and civil engineer.

40-Story Mixed-Use Tower Proposed Beside Brightline Fort Lauderdale Train Station

A 40-story mixed-use tower is proposed for a vacant property at 105 Northwest 3rd Avenue, adjacent to the Brightline Fort Lauderdale train station. The project, named Brightline Residences, aims to enhance the urban landscape of the area. With a height of 466 feet, the tower would encompass 609,381 square feet of space. The proposed plans include 392 residential units, comprising 240 studios/one-bedroom units and 152 two-bedroom units. Additionally, the development will feature 493 parking spaces, 5,986 square feet of commercial space, and 2,888 square feet designated for restaurants. FSMY Architects + Planners has skillfully designed the project, while Ocean Land Investments Inc, operating under BRIGHTLAND FTL OWNER, LLC, is the developer. The proposal is scheduled for review by Fort Lauderdale’s Development Review Committee on June 11.
