Key International, a Miami-based real estate investment and development company, is planning a significant transformation at 848 Brickell Avenue, where they are headquartered. They intend to replace the 42-year-old 13-story office building with a much larger office tower. Miami-Dade County planners have received a pre-application meeting request from 848 Brickell, LLC, an affiliate of Key International, to review their proposal for a 51-story Class-A office building soaring 761 feet above the bustling Brickell financial district. The property’s redevelopment would yield an impressive 704,000 square feet of office space, accompanied by a ground-floor retail space spanning 7,500 square feet and on-site parking facilities accommodating 1,065 vehicles.
In a 5-0 vote at the Miami City Commission, the lease agreement between the City and the joint venture led by Hyatt and Gencom has been unanimously approved. This decision marks a significant milestone in advancing the visionary Miami Riverbridge development, setting the stage for revitalizing Downtown Miami’s riverfront area. The approved lease agreement paves the way for collaborative efforts between Hyatt and Gencom to enhance access, promote walkability, and introduce diverse offerings to the vibrant city. With this crucial endorsement, the joint venture can now proceed with finalizing the construction plans in close partnership with the City.
Permits have been submitted to the Federal Aviation Administration (FAA) to construct 2600 Biscayne Boulevard, a planned 521-foot-tall mixed-use tower in Miami’s Edgewater neighborhood. The tower will be situated on the western frontage of Biscayne Boulevard, between Northeast 26th Street and Northeast 26th Terrace, also known as 246 Northeast 26th Terrace. Developed by Oak Row Equities in partnership with LNDMRK Development, the site was acquired for $35 million in 2022. Arquitectonica, an acclaimed architectural firm, is responsible for the tower’s design. The permits were filed on June 22, 2023, and are currently undergoing review by the FAA, marking a significant step in the development process.
