Plans are underway for Radius at Sawgrass, a 32-acre mixed-use community in Broward County, Florida. The venture, estimated to cost more than $400 million to finish, will offer 750,000 square feet of office space, 50,000 square feet of commercial space, and 750 residences.
Fort Lauderdale’s new tallest building could soon join the existing crop of skyscrapers in the Downtown area. A November 30 filing with the Federal Aviation Administration (FAA) shows a review is now in progress for 633 Southeast 3rd Avenue, a 47-story mixed-use high-rise building planned for a 1.7-acre assemblage located between Southeast 6th Court and Southeast 7th Street, in the Rio Vista neighborhood south of the New River. Designed by ODA New York, led by architect and owner Eran Chen, and developed by Brooklyn, NY-based real estate developer Dependable Equities, the proposed sculptural tower is planned to yield 1,099,811 square feet of space, including 830 residential units, 12,798 square feet of commercial space, and a 9-story parking garage for 951 vehicles integrated into the podium. Flynn Engineering is serving as the civil engineer, and Witkin Hults + Partners is the landscape architect. Approval from the FAA could make this building the next tallest building in Fort Lauderdale and the first to reach the 600-foot mark.
An exciting venture is underway in Palm Beach County, Florida. Meet the Waves Dania Beach. The multi-million-dollar venture requires 1.3 million square feet of new construction, divided among two 15-story buildings, per the South Florida Business Journal. One building is called 90 Wave, and the other is called 70 Wave.
Atlantica at Dania Beach is a $45 million development undergoing construction in Broward County, FL. According to the Real Deal, the venture will offer 124 garden-style apartments. The homes will be spread across six three-story buildings, offering one-bedroom and two-bedroom layout plans.
ZOM Living, in partnership with NRP Group, has completed the sale of Monterra, an award-winning affordable housing community at 2601 Solano Avenue, Cooper City in Broward County. The 300-unit, garden-style apartment community offers LIHTC income-restricted apartments. The ZOM/NRP partnership also developed nearby Sorrento at Miramar, a 320-unit rental community financed through the federal Low Income Housing Tax Credit Program and various state and county debt financing programs.
