Atlantic Pacific Communities Seeks Site Plan Approval For 36-Story Mixed-Use Building In Overtown, Miami

Miami-based real estate developer Atlantic Pacific Communities seeks site plan approvals from Miami-Dade County planners for Block 45, a transit-oriented 36-story mixed-use building planned for 152 Northwest 8th Street in Miami’s Overtown District. The project attained approvals from the City of Miami back in March 2020, but under the County’s Historic Overtown/Lyric Theatre Station Subzone regulations, a Pre-Application Meeting and Administrative Site Plan Review of the project is required. The building is designed by Coral Gables-based Corwil Architects with landscaping by Fort Lauderdale-based Architectural Alliance Landscape, and is proposed to include 616 residential units, 24,865 square feet of retail and 605 parking spaces. Gazit Horizons Files Preliminary Site Plans For 54-Story Brickell Gateway At 90 SW 8th Street In Brickell, Miami

New details have emerged for a 54-story transit-oriented mixed-use tower planned to ascend on the southeast corner of SW 1st Avenue and SW 8th Street in Brickell, Miami. Gazit Horizons (Gazit), the North American subsidiary of Israel-based real estate developer Gazit Globe Group, along with Atlantic Pacific Communities have filed plans for Brickell Gateway, a 643-foot-tall building proposed for 90 Southwest 8th Street, which is across the street from Brickell City Centre and adjacent to Solitair Brickell Apartments. Although we don’t have official renderings just yet, we know the project is being designed by Coral Gables-based Corwil Architects with Kimley-Horn as the civil engineer. The building is proposed to yield 504 multifamily residential units, 16,882 square feet of retail space and parking space for up to 245 vehicles.

Century Homebuilders Group Propose Redevelopment Of School Property At 110 Phoenetia Avenue In Coral Gables

Century Homebuilders Group seeks approval from the Development Review Committee of Coral Gables for the redevelopment of school property at 110 Phoenetia Avenue. The project is titled Crystal, a 9-story mixed-use building consisting of 177 residential units, 16 ground floor live-work units, 5,500 square feet of educational space for the Crystal Academy, 340 internalized parking spaces and a rooftop amenities deck. The building would rise just over 83-feet and is designed by Coral Gables-based Corwil Architects in the Mediterranean Revival architectural style. Units will come in one-, two-, and three-bedroom floor plans ranging between 825 and 1,249 square feet; the duplex live-work units will span 1,468 square feet. Witkin Hults + Partners is the landscape architect.

Mast Capital To Break Ground On 2nd Phase Of Waterline Miami River In East Little Havana, Miami

Miami-based real estate developer Mast Capital, led by founder and CEO Camilo Miguel Jr., has partnered with Boston-based global real estate investment firm AEW Capital Management to launch Phase 2 of Waterline Miami River, an 6.31-acre residential development designed by Coral Gables-based Corwil Architects and located at 1001 Northwest 7th Street in East Little Havana, Miami.  The second phase will rise 8-stories and bring the full development to a combined 688 apartment units, adding in 342 rental units on the remaining 2.7-acre development site with over 400 feet of unobstructed water frontage along the Miami River. The joint venture has secured financing from Wells Fargo for the project’s construction set to begin in January 2022.

Permits Filed For The Collective Wynwood At 2825 NW 2nd Avenue In Miami

New construction and demolition permits have been filed for The Collective Wynwood, a 12-story mixed-use building planned to rise at 2825 Northwest 2nd Avenue in Wynwood, Miami. Designed by nArchitects with Corwil Architects as the architect of record for Wynwood Gateway II, LLC, an entity managed by New York City-based The Collective, $210 million will be invested in to the development for the construction of 351,443 square feet of space including 108 communal living units, 70 lodging units, 9,508 square feet of ground floor retail, 82,000 square feet of shared amenities and 163 underground parking spaces. The structure is projected to rise approximately 159-feet bound between Northwest 28th and 29th Streets.
