Related Group Acquires 6-Acre Assemblage In Tampa, Plans Mixed-Use Development With 1,079 Units Along Hillsborough River

Earlier this month, Miami-based real estate developer and acclaimed condo king Related Group purchased a 6-acre assemblage west of the Hillsborough River in Tampa for just over $55 million from Hillsborough River Realty Corp. The recently acquired assemblage comprises 4 parcels of land and includes a 2.19-acre site at 102 South Parker Street, a 1.83-acre site at 101 South Parker Street, a 1.75-acre site at 108 Cedar Avenue and a .53-acre site at 110 Keller Avenue, totaling 274,428 square feet of floor area. Related plans on transforming the property into a massive mixed-use development with multiple buildings and yielding 1,079 residential units, 32,760 square feet of retail space and as many as 10 boat slips. The property sits south of Related’s Arabelle Riverwalk apartment complex and across the river from Downtown Tampa.

Coastal Construction has broken ground on the Arts and Entertainment Residences (AER), a 31-story luxury apartment tower in Downtown Tampa. Designed by Cube3 Architects and developed by American Land Ventures and Gazit Horizons, the 346-foot-tall high rise will be located at 300 West Tyler Street, across from the Straz Center for the Performing Arts, offering immediate access to the city’s cultural institutions while providing scenic city and river views to its residents. There will be 334 residential units available in eleven distinctive studio, one, two and three-bedroom floor plans intentionally and carefully designed to meet the demand of the Downtown Tampa luxury rental market, and a separate structure with 13,688 square feet of ground-level retail space and 514-space parking garage above the shops.

Additional Rendering, Diagrams And Site Plan Details Unveiled For 633-Foot-Tall One Tampa

Just recently, YIMBY covered the unveiling of One Tampa, a 54-story mixed-use skyscraper proposed to become the city’s tallest building by Kolter Urban (Kolter) for 507  North Ashley Drive in Downtown Tampa. Design District Review (DDR) permits have officially been filed with Tampa’s planning and permitting department, revealing specific details of the project that were unknown to us in the previous article. The project includes the construction of 311-unit condominium/multi-family units with an associated leasing office/lounge, amenities, and a 4,850-square-foot-restaurant or retail space. One Tampa would rise roughly 633-feet, swiftly surpassing the current tallest building, the 42-story, 579-foot-tall 100 North Tampa.

Renderings have surfaced of Tampa’s next tallest building, the approximately 630-foot-tall One Tampa. The mixed-use project is being developed by Kolter Urban (Kolter) and would span 55-stories above Downtown Tampa, comprising 311 condominium units as well as ground floor commercial spaces. One Tampa would surpass the city’s current tallest building, the 579-foot-tall 100 North Tampa, and would become the first building to breach the 600-foot mark on Florida’s west coast.
