Application Seeking Design Review Approval Filed For Planned Office Building At 1100 5th Street In Miami Beach

An application has been filed seeking design review approval for a new 5-story commercial office building at 1100 5th Street in the South of Fifth neighborhood of Miami Beach. Designed by Eduardo Souta de Moura with Zyscovich Architects serving as the executive architect, and developed by Sumaida + Khurana in partnership with property owners Roslyn and Norton Nesis and Robert and Miriam Weiss of Weiss Properties, the approximate 80-foot-tall structure is planned to yield roughly 101,424 square feet in total size of gross new construction area with a F.A.R. of 65,274 square feet, including 43,797 square feet of office space, 7,142 square feet of indoor and outdoor amenities, 7,204 square feet dedicated to a ground floor restaurant, and 105 parking spaces. The Miami Beach Design Review Board is set to review the application on June 6.

New renderings have been revealed for Okan Tower, a 70-story mixed-use building under construction at 555 North Miami Avenue in Downtown Miami. Designed by Behar Font & Partners and developed by Okan Group, the 902-foot-tall, 914,124-square-foot structure will yield 399 residences, a 316-key hotel, along with 64,000 square feet of ‘Class A’ office space., and indoor and outdoor amenities. Witkin Hults + Partners is the landscape architect for the project, which is located on a 0.86-acre corner plot bound by North Miami Avenue to the west and Northeast 6th Street to the north.

FAA Permits Issued For 33-Story Residential Tower At 2411 Laguna Circle In North Miami

The Federal Aviation Administration (FAA) has issued permits for One Park Tower by Turnberry (One Park Tower), a 33-story residential development under construction at 2411 Laguna Circle within the 184-acre master-planned community of SoLé Mia in North Miami. Designed by Arquitectonica and developed by the Aventura-based Turnberry, the 370-foot-tall structure will sit south of the community’s 7-acre lagoon and east of SoLé Mia Way. Groundbreaking occurred in January for the tower, projected to yield 869,000 square feet, including 299 condominium residences.

Developers Related Group and GTIS Partners, in partnership with the luxury hospitality company Viceroy, have announced the development of Viceroy Brickell – The Residences (Viceroy Brickell). Located at 77 Southeast 5th Street in Miami’s Brickell neighborhood, this 45-story tower, already under construction, was initially envisioned as a rental project but has since been repositioned as a condominium development. This marks Viceroy’s first standalone residential venture. Designed by the internationally acclaimed firm Arquitectonica, the building will feature interiors by award-winning studio Meyer Davis. With John Moriarty & Associates as the general contractor, construction is projected to top off later this year and be completed in early 2026. Oak Row Equities has broken ground on 2600 Biscayne Boulevard, a 41-story tower in Miami’s Edgewater neighborhood that will offer a mix of multifamily residences and office spaces. Coastal Construction Group is tasked as the project’s general contractor. The design is spearheaded by the internationally acclaimed architecture firm Arquitectonica, with interiors by Portland-based Vida. The building’s design will incorporate an original public artwork by artist Derrick Adams. The project has successfully pre-leased half of its commercial space and has obtained a construction loan of $181 million from Bank OZK, reflecting the project’s significant scale within South Florida’s real estate landscape.

This 579-foot-tall building, designed by the internationally recognized architectural firm Adrian Smith + Gordon Gill (AS+GG) with Revuelta Architecture International as the architect of record, features 135 spacious condominiums offering unobstructed views of the Atlantic Ocean, Key Biscayne, and the Downtown Miami skyline. The ultra-luxury project, developed by OKO Group and Cain International, is located at 175 Southeast 25th Road within the secluded and scenic South Brickell enclave. Referred to as Metro 2 at Edgewater (Metro 2) in the application, the project is designed by Burgos Lanza & Associates and developed by Metro Tower II LLC. The proposed building is set to rise 320 feet to the upper roof slab or 335 feet, including the highest decorative screen. It is expected to offer 349,193 square feet of space, encompassing multi-family dwelling units, lodging units, office space, and ground-floor commercial space. The plans also include on-site parking and a diverse array of amenity spaces. Schwebke-Shiskin & Associates Inc. is listed as the land surveyor, CMPLX as the civil engineer, and JFS Design, Inc. as the landscape architect.
