The developer aims to modify the initial approvals for the 5.64-acre property in accordance with the City of Fort Lauderdale’s Unified Land Development Regulations (ULDR). Designed by Stantec, who also serves as the architect of record, with MAKwork as the landscape architect and Flynn Engineering as the civil engineer, under the revised plans, the development calls for 1,818,360 square feet of space, including 803,060 square feet across 797 residential units, 110,383 square feet of hotel space with 188 rooms, 202,495 square feet of commercial space, and a 659,672-square-foot parking garage with 1,977 spaces.

Recently unveiled site plans and renderings showcase the Tempo & Homewood Hotel, a proposed 11-story establishment located at 100 Southeast 8th Avenue in the charming neighborhood of Beverly Heights, Fort Lauderdale. The hotel, skillfully designed by Adache Group Architects in collaboration with Craven Thompson & Associates as the civil engineer and Scott C. Heynen, RLA LLC as the landscape architect, is set to be developed by New Castle Hotels & Resorts under Fort Lauderdale 8th Avenue Hotel LLC. Pila Design, the 7-story development will offer units reserved for income-qualifying seniors aged 62 and above whose income falls at or below 25 and 60 percent of the area median income (AMI) with rents ranging from $425 to $1,225 per month. HTG Gomez Construction is the general contractor, and Thomas Engineering is the civil engineer and landscape architect. The project is expected to be completed in late 2024.

The project, designed by Cohen, Freedman, Encinosa & Associates, with Botek Thurlow Engineering as the civil engineer and Rhett Roy as the landscape architect, would comprise 263 multifamily residential units and 2,394 square feet of retail space. Of the 263 residential units, 53 units will be for residents whose household income does not exceed 50% of the annual median income, 97 units will be for residents whose household income does not exceed 120% of the median yearly income, and the remaining 113 units will be market-rate. The project also includes 273 parking spaces in a structured garage and 25,627 square feet of open space.

Designed by Cohen, Freedman, Encinosa & Associates with Botek Thurlow Engneering, Inc. as the civil engineer and Rhett Roy as the landscape architect, the 337-foot-tall structure project would include 267,135 square feet of residential space across 328 units ranging from 510 square feet to 1,225 square feet with an average unit scope 814 square feet, 3,000 square feet of ground floor retail space, and 440 structured parking spaces. The developer is a joint venture partnership between Related Group and Alta Development under the 409 SE 8th Street, LLC.
