FAA Approves Height For Bachow Ventures’ 47-Story 11 Andrews Tower In Fort Lauderdale

The Federal Aviation Administration (FAA) approved building permits on March 15 for 11 Andrews, a 47-story mixed-use tower planned for 11 North Andrews Avenue in Fort Lauderdale. The building is now authorized to rise 496 feet above ground or 499 feet above sea level. Designed by CUBE 3 with Witkin Hults + Partners as the landscape architect and developed by Miami Beach-based Bachow Ventures, managed by Noah Bachow, the development will encompass 732,500 square feet of space, including 425 residential units, 7,400 square feet of commercial space, and 425 parking spaces.

Housing Trust Group and Mount Hermon African Methodist Episcopal Church Inc. broke ground on a new affordable housing community, Mount Hermon Apartments, located at 750 Northwest 4th Street in the Dorsey Riverbend neighborhood of Fort Lauderdale, FL. Designed by Miami-based REPRTWÄR with interiors by B. Pila Design, the 7-story development will offer units reserved for income-qualifying seniors aged 62 and above whose income falls at or below 25 and 60 percent of the area median income (AMI) with rents ranging from $425 to $1,225 per month. HTG Gomez Construction is the general contractor, and Thomas Engineering is the civil engineer and landscape architect. The project is expected to be completed in late 2024.

Related Group has filed revised plans for The Gallery at Flagler Village, a 16-story mixed-use building proposed for 600 North Andrews Avenue in Fort Lauderdale. The project, designed by Cohen, Freedman, Encinosa & Associates, with Botek Thurlow Engineering as the civil engineer and Rhett Roy as the landscape architect, would comprise 263 multifamily residential units and 2,394 square feet of retail space. Of the 263 residential units, 53 units will be for residents whose household income does not exceed 50% of the annual median income, 97 units will be for residents whose household income does not exceed 120% of the median yearly income, and the remaining 113 units will be market-rate. Plans have been filed for RD Rio Vista, a 30-story mixed-use building at 409 Southeast 8th Street in the Rio Vista section of Fort Lauderdale’s downtown corridor.  Designed by Cohen, Freedman, Encinosa & Associates with Botek Thurlow Engneering, Inc. as the civil engineer and Rhett Roy as the landscape architect, the 337-foot-tall structure project would include 267,135 square feet of residential space across 328 units ranging from 510 square feet to 1,225 square feet with an average unit scope 814 square feet, 3,000 square feet of ground floor retail space, and 440 structured parking spaces. The developer is a joint venture partnership between Related Group and Alta Development under the 409 SE 8th Street, LLC.
