OKO Group, Cain International Break Ground On 34-Story One River Luxury Apartment Tower in Downtown Fort Lauderdale

OKO Group and Cain International have broken ground on their next joint venture development, One River Fort Lauderdale, a 34-story tower located at 629 Southeast 5th Avenue that will yield 365,203-square-feet including 251 high-end apartments, 2,600 square feet of ground level retail space and a 6-story, 337-space parking garage. On Friday, July 22nd, a ceremonial groundbreaking was held at the site to commemorate the start of construction. Notable attendees included City of Fort Lauderdale Mayor Dean Trantalis, and Vice Mayor Ben Sorensen. The groundbreaking announcement follows recent news that the development team secured $97.2 million in financing from Bank OZK and JVP Management to help fund construction of the tower. The Federal Aviation Administration has granted New York-based real estate developer Bizzi & Partners building permit approvals for New River Central, a 35-story mixed-use multifamily and retail high rise building anticipated to rise at 100 Southwest 6th Street. Designed by Dorsky + Yue International with landscaping by Lewis Aqui Landscape + Architectural Design, and being developed alongside New York-based Silverback Development, the 378-foot-tall structure will yield an estimated 350,000 square feet of space including 401 residential units, 5,500 square feet of ground floor retail space, and a 477-space parking garage. The building permit applications were approved as of July 14, 2022 and are set to expire on January 14, 2024.

OKO Group and Cain International have secured $97.2 million in construction financing for their next joint venture development: One River, a new 34-story luxury multifamily tower located addressed as 629 Southeast 5th Avenue in Fort Lauderdale, Florida. Financing is broken down into two loans, a senior construction loan provided by Bank OZK, and a mezzanine construction loan provided by JVP Management, which will fund the construction of the tower. One River will encompass 251 high-end apartments and 2,600 square feet of ground level retail space. Vertical construction is scheduled to begin this summer, with delivery expected September 2024.

A pair of developers based in Brooklyn, New York have proposed a 9-story condominium development for 404 Northwest 1st Avenue in Downtown Fort Lauderdale. The entity listed as the developer in the Design Review Committee (DRC) application is 404 NW 1 LLC, managed by John Russo and Eleonora Hroncich of New Leaf Development. Plans call for an approximately 127-foot-tall structure with 85,505 square feet of space including 25 residential units and 30 parking spaces. INOA Architecture is listed as the design architect and The Tamara Peacock Company Architects the architect of record. Andres Montero Landscape Architecture is onboard for landscaping, and Flynn Engineering is the civil engineer.
