The subject site is bound by the Miami River on the north, Lofty Brickell (a part of One Brickell Riverfront) on the west, Southwest 6th Street on the south, and Southwest Miami Avenue Road on the east.

Developers Gazit Horizons, the U.S. arm of Israel-based real estate developer Gazit Globe, and Atlantic Pacific have filed permit applications with the Federal Aviation Administration (FAA) for Brickell Gateway, a 61-story mixed-use tower proposed in Miami’s bustling Brickell district. The permit applications were filed on March 28, 2023, and are currently under review by the FAA. The project, designed by Coral Gables-based Corwil Architects, is seeking approval to rise to 761 feet above ground or 772 feet above sea level. Witkin Hults + Partners handles the landscape architecture for the development, while Kimley-Horn is the civil engineer.

A 7-story parking garage at the 1.06-acre site will be demolished to make way for the new tower, located at the confluence between South Miami Avenue and Brickell Plaza with Southeast 13th Street.

Demolition permits have been filed for a 1.15-acre site along Southwest 1st Avenue between Southwest 8th and 9th Streets in Brickell, Miami, where a dual-tower mixed-use development named Sentral Brickell is planned Designed by Sieger Suarez Architects, the project is being developed by a collaboration between developer Property Markets Group (PMG) and prop-tech firm Sentral. The north tower of Sentral Brickell is expected to rise 43 stories, reaching a height of 480 feet, while the south tower is planned to be slightly shorter at 31 stories and 360 feet tall. The agreement, dated February 22, lists 700 Brickell City Centre LLC and Brickell City Centre Project LLC as the developing entities, with Kieran Bowers of Swire Properties signing on behalf of both entities. Hudson Yards developer Related Companies, led by Stephen Ross, is also a partner in the project. Miami-based Arquitectonica designed the project.

Standing tall at 954 feet above the ground and 960 feet above mean sea level, this radiant structure would be located at the southwest corner of South Miami Avenue and Southwest 8th Street and replace an existing single-story strip-mall. Building permits were recently filed with the Federal Aviation Administration (FAA), solidifying the progress toward bringing this towering vision to reality. Miami’s Urban Development Review Board has already approved, ensuring that the tower will offer a total of 923,000 square feet of space, including 392 residential units, 66,618 square feet of retail, and 464 parking spaces. Miami’s Building Department has issued excavation permits for One Brickell Tower II, a 47-story multifamily building planned for 77 Southeast 5th Street in Brickell, Miami. Designed by Arquitectonica and developed by the Related Group, the 478-foot-tall skyscraper will have 720,101 square feet of space including 506 apartments. The development represents one of three towers that are expected to rise on Related’s 3.9-acre One Brickell site, which includes the highly anticipated 73-story Baccarat condo tower and an even taller 82-story tower combining hotel and residential uses. John Moriarty & Associates is listed as the general contractor and Enea Garden Design Inc. is the landscape architect.
