Habitat Group Files Plans For Smart Brickell Luxe At 267 SW 9th Street In West Brickell

Plans have been filed for Smart Brickell Luxe, a 23-story mixed-use development proposed for 267 Southwest 9th Street in Brickell. Designed by Ginard Studio with All Landscape Data Inc. as the landscape architect and AB Engineers Inc. as the civil engineer and developed by Habitat Group, the approximately 308-foot tall structure would comprise 192,808 square feet of space. The project includes 74 lodging units, 53 residential and condo-hotel units, 5,408 square feet of commercial space, 75 parking spaces, including 15 for electric vehicles, and 72 bicycle racks. Miami’s Urban Development Review Board is scheduled to review plans for the project on May 17.

Trilogy Real Estate Group Proposes 33-Story Mixed-Use Tower At 212 NE 23rd Street In Edgewater, Miami

Chicago-based Trilogy Real Estate Group (Trilogy), under the TF Second and 23rd, LLC, has proposed a 33-story mixed-use building at 212 Northeast 23rd Street in the Edgewater neighborhood of Miami. Dubbed Residence 23, the development is designed by SB Architects and would feature a 367-foot-tall structure encompassing 663,757 square feet of space. The project would include 369 residential units, approximately 13,113 square feet of ground-floor retail space, parking facilities with 504 spaces, and various amenities. Kimley-Horn is the project’s civil engineer and landscape architect, while Pierce Engineers is the structural engineer. Miami’s Urban Development Review Board is scheduled to review the proposal for Residence 23 on April 19th.

Renderings have emerged for 1016 Northeast 2nd Avenue, a proposed 65-story mixed-use skyscraper within the eastern section of Miami Worldcenter Block A in downtown Miami. Designed by Arquitectonica with Kimley-Horn as the civil engineer and EDSA as the landscape architect and developed by Naftali Group, a global real estate development and investment firm based in New York, the 700-foot-tall structure would yield 1,288,063 square feet of space, including 786 residential units, nearly 36,000 square feet of amenities, 3,611 square feet of ground-floor retail space, and 591 parking spaces. The 1.02-acre site, flanked by Northeast 10th and 11th Streets to the south and north and Northeast 2nd Avenue to the east, is situated adjacent to the elevated platform of the Eleventh Street Metromover Station. The developer is currently pursuing approval for the project, which is set to be reviewed by Miami’s Urban Development Review Board (UDRB) on April 19, 2023.

Designed by Zyscovich Architects and developed by Miami River District Property, LLC, an entity linked to New York-based real estate investment company Stonecutter Capital Management LLC, the structure would yield 363,663 square feet, including 249 residential units, 8,753 square feet of retail space, and a 425-car parking garage. Savino-Miller Design Studio is the landscape architect, and David Plummer & Associates is the traffic consultant.

Completed in 1973, this 982,578-square-foot high-rise stands approximately 443 feet and occupies the entire western frontage on Biscayne Boulevard between East Flagler Street and Southeast 1st Street, across the street from Bayfront Park. Miami-based CP Group is the property owner and applicant behind the proposal, and architecture firm MKDA has been tapped to redesign the section of the building in scope.
