Sculptural 563-Foot-Tall Tower Designed By ODA New York Proposed For 633 SE 3rd Avenue In Fort Lauderdale

Another building exceeding the 500-foot mark has been proposed to rise in Fort Lauderdale. Dependable Equities, a Brooklyn, NY-based real estate developer, under the South of River Associates, LLC has filed plans for a second large scale mixed-use project in the city’s Downtown Core. Proposed to rise 563-feet, the sculptural 47-story structure would surpass the current tallest building, 100 Las Olas, and is one of the tallest amongst several other proposals over 500-feet, slated to yield 830 residential units, 12,798 square feet of commercial space and a 9-story parking garage for 951 vehicles integrated into the podium. The project’s design is led by Eran Chen of ODA New York with Flynn Engineering as the civil engineer and Witkin Hults + Partners as the landscape architect.

The BSO Training Center is an 88,000 square foot design-build project dedicated to training law enforcement officers from across Broward County. The main entry for staff and visitors into the training center includes a 2-story memorial lobby that honors the victims of the Marjory Stoneman Douglas School shooting.

The Benjamin Companies Proposes Mixed-Use Development With Two 30-Story Towers For 777 SE 3rd Avenue In Downtown Fort Lauderdale

Site plans have been filed for The Benjamin, a 30-story, tw0-tower mixed-use development proposed for 777 Southeast 3rd Avenue in Downtown Fort Lauderdale. Designed by FSMY Architects + Planners for New York-Based developer The Benjamin Companies, the massive 1,170,112-square-foot superstructure would top off at approximately 341 feet and yield 542 residential units, 13,764 square feet of commercial space and 801 parking spaces. Architectural Alliance Landscape is serving as the landscape architect, Botel Thurlow Engineering is the civil engineer and Michael S. Wiener is the land use attorney. Fort Lauderdale’s Development Review Committee will consider plans for The Benjamin this upcoming Tuesday, August 23rd.

OKO Group, Cain International Break Ground On 34-Story One River Luxury Apartment Tower in Downtown Fort Lauderdale

OKO Group and Cain International have broken ground on their next joint venture development, One River Fort Lauderdale, a 34-story tower located at 629 Southeast 5th Avenue that will yield 365,203-square-feet including 251 high-end apartments, 2,600 square feet of ground level retail space and a 6-story, 337-space parking garage. On Friday, July 22nd, a ceremonial groundbreaking was held at the site to commemorate the start of construction. Notable attendees included City of Fort Lauderdale Mayor Dean Trantalis, and Vice Mayor Ben Sorensen. The groundbreaking announcement follows recent news that the development team secured $97.2 million in financing from Bank OZK and JVP Management to help fund construction of the tower. Construction is expected to be completed in late 2024.

Fort Lauderdale’s Development Review Committee (DRC) is scheduled to consider and review plans for ArtsPark Lofts, a 30-story mixed-use multifamily and commercial development proposed for 407 North Andrews Avenue in Flagler Village near the Brightline Fort Lauderdale Station. Designed by FSMY Architects & Planners with landscape architecture and civil engineering by KEITH and developed by Merrimac Ventures (Merrimac), a Fort Lauderdale-based development firm led by brothers Dev and Nitin Motwani, the project comprises 396,757 square feet of space including 289 residential units, 1,914 square feet of commercial space and a 6-story parking garage integrated into the podium for 359 vehicles. The DRC is scheduled to review the proposal for ArtsPark Lofts on Tuesday July 26, 2022
