New York-based BAM Property Development has submitted plans to Fort Lauderdale’s Development Review Committee for a 14-story mixed-use building in the city’s Flagler Village neighborhood. Situated at 650 North Andrews Avenue and bordered by North Flagler Drive to the northwest, Northeast 7th Avenue to the north, and Northeast 1st Avenue to the east, the proposed 175-foot-tall structure is set to offer 469,680 gross square feet. This space allocation includes 215,350 square feet for residential purposes across 257 units, 74,585 square feet for amenities, tenant storage, common areas, and 11,400 square feet designated for retail use. The development also plans to feature an integrated parking garage with a capacity of 361 vehicles. The design team includes Idea Architects as the design architect, Architectural Alliance Landscape as the landscape architect, Flynn Engineering as the civil engineer, DC Engineers, Inc. as the traffic engineer, and Stephanie J. Toothaker, ESQ as the land use attorney. The project was set for review on November 28.

The developing entity is 730 NE 4th Avenue LLC – an affiliate of West Long Branch, NJ-based entities Albo Group, LLC, and TRL PROPERTY USA LLC, with MODE Architects as the architect. Flynn Engineering Services, P.A., serves as the civil engineer/land planner, EcoPlan as the landscape architect, and DC Engineers as the traffic consultant.

This project envisions a mixed-use complex anchored by twin 41-story residential towers over a multistory podium at 400 to 446 North Andrews Avenue in Flagler Village, bordering the downtown area, designed by Adache Group Architects, with Architectural Alliance Landscape as the landscape architect and Flynn Engineering as the civil engineer. The development, if approved, will encompass 1,407,205 square feet of space, including 682,945 square feet of residential space with 852 apartments, 44,531 square feet of amenities, 5,481 square feet for retail and restaurants, and parking facilities for 872 vehicles. These towers will reach a height of 477 feet to the roof or 510 feet to the bulkhead, making them some of the tallest proposed or planned buildings in Fort Lauderdale.
