Permits Filed For The Collective Wynwood At 2825 NW 2nd Avenue In Miami

New construction and demolition permits have been filed for The Collective Wynwood, a 12-story mixed-use building planned to rise at 2825 Northwest 2nd Avenue in Wynwood, Miami. Designed by nArchitects with Corwil Architects as the architect of record for Wynwood Gateway II, LLC, an entity managed by New York City-based The Collective, $210 million will be invested in to the development for the construction of 351,443 square feet of space including 108 communal living units, 70 lodging units, 9,508 square feet of ground floor retail, 82,000 square feet of shared amenities and 163 underground parking spaces. The structure is projected to rise approximately 159-feet bound between Northwest 28th and 29th Streets.

Related Group Lands $91.3 Million Construction Loan for 20-Story Solemar Condo Tower In Pompano Beach

Vertical construction will be moving forward on Solemar, a 20-story condominium tower underway at 1116 North Ocean Boulevard in Pompano Beach. It’s developer, the Related Group, acquired a $91.3 million mid-construction loan from CIBC Bank for the development, which broke ground in May of 2021. International architecture firm Arquitectonica is onboard as the designer of the condo tower with Meyer Davis handling interiors. Plans call for the construction of a 250-foot-tall building yielding 105 residential units, that of which 95% have already been pre-sold.

A pre-application meeting has been filed requesting an Administrative Site Plan Review (ASPR) from Miami Dade’s Department of Regulatory and Economic Resources for the development of Link at Douglas -Phase 2, a two-tower 39-story mixed-use building proposed adjacent to the Douglas Road Metrorail Station. The structure is designed by Arquitectonica and being developed between Adler Group and 13th Floor Investments, and is projected to yield over 1.1 million square feet of space including 854 residential units, 84,160 square feet of office space, 3,385 square feet of retail space and 1,166 parking spaces. The property is bounded by Douglas Road to the east, South Dixie Highway to the south and aligns with Southwest 38th Avenue on the west.

The Melo Group has filed new construction permits for 700 Northeast 24th Street, the site of the planned twin 62-story Aria Reserve Miami towers in Edgewater, Miami. The work items listed in the application pertain to site work only, which includes excavation, piles and site/soil improvements. Designed by world-renown architectural firm Arquitectonica, the pair of skyscrapers is planned to rise to the maximum height permitted in the area which is 649-feet, and will become the tallest residential twin towers on a waterfront in the country. The developer intends to yield 782 residences across 5-acres of land with this project.

Exterior work is continuing to progress on 1050 Water Street, a 22-story mixed-use building within the 56-acre, $3.5 billion Water Street Tampa mega-development. Designed by Morris Adjmi Architects with ODP Architecture & Design as the architect of record, and developed by Strategic Property Partners, the structure rises to 273-feet and will yield approximately 787,808-square-feet of space at completion which includes 511 residential units in a mix of studio – two-bedroom layouts, as well as 30,000 square feet of ground-floor retail space.

Construction work is nearing completion as the final touches are underway on Cora, a 23-story residential building located at 1011 East Cumberland Avenue within Phase 1 of the 56-acre Water Street Tampa development. Ground-breaking is imminent on the site of the 691-foot-tall Legacy Miami Worldcenter, a 50-story luxury mixed-use skyscraper set to rise at 930 Northwest 1st Avenue within the 27-acre Miami Worldcenter mega-development in the Parkwest neighborhood of Downtown Miami. Designed by Miami-based architect Kobi Karp and developed by Royal Palm Companies (RPC), the tower is expected to yield 310 condominium units, 220 hotel rooms and over 100,000 square feet of space dedicated to wellness. Moss & Associates is listed as the general contractor for the project.

Designed by Arquitectonica and developed by Sixth Street Miami Partners LLC, a company owned by the Galbut Family, the development is planned to rise 588-feet and yield 932,859 square feet of residential, office, hotel and commercial spaces. Located just south of the Miami Worldcenter development, the site is bounded by Northeast 1st Avenue to the west, Northeast 6th Street to the south and Northeast 2nd Avenue to the east. Kast Construction is listed as the contractor for the job.

Construction Continues On Aston Martin Residences In Downtown Miami

YIMBY recently checked in on the progress of construction at the Aston Martin Residences, a 66-story luxury residential skyscraper under construction at 300 Biscayne Boulevard Way in Downtown Miami. Designed by BMA Arquitectos & Asociados with Revuelta Architecture International as the executive architect and developed by G&G Business Developments, the structure is on its way to its final height of 816-feet-tall and picking up the title for second tallest building in all of Miami. The building will yield 391 tastefully designed residences in collaboration with automaker Aston Martin.
