YIMBY has spotted four new FAA permit applications filed on April 21, 2025, for a proposed 400-foot-tall structure in Downtown Tampa. The filings, submitted under the name “401 S Florida Tower,” suggest a potential high-rise development on a key waterfront parcel directly south of the elevated Selmon Expressway and just west of the Tampa Convention Center. Based on the FAA filings, the structure would rise from a site elevation of 13 feet, resulting in a total height of 413 feet above mean sea level.

Housing Trust Group (HTG), in partnership with Mount Hermon African Methodist Episcopal Church Inc. under the ministry of Rev. Dr. Henry E. Green Jr., has completed Mount Hermon Apartments, a seven-story affordable housing community for seniors aged 62 and older in Fort Lauderdale. Located at 750 NW 4th Street, the $43.5 million development delivers 104 income-restricted residential units targeted to individuals earning between 25% and 60% of the area median income (AMI).

Following a trend of building residential developments in parking lots, Federal Realty Investment Trust has proposed a 308-apartment complex in Pembroke Pines. The venture would occupy 2.7 acres of the Shops at Pembroke Gardens’ parking lot; the developer purchased the mall itself for $180.5 million in 2022.

Juvia Group’s Sushi Garage is set to debut at The Standard Residences in Midtown Miami, bringing a contemporary interpretation of Japanese cuisine to the emerging residential and commercial district. The announcement comes as the 12-story, 228-unit development approaches completion, with a sellout nearing. The new location is the result of a collaboration between Rosso Development, Standard International, and Midtown Development. Sushi Garage will be located on the ground floor of the building and joins a hospitality lineup that includes Solana, a rooftop restaurant and bar, and Rosetta Bakery Café & Privato Speakeasy.
