Vertical construction is now underway on Melo Group’s Downtown 6th, a 58-story residential tower rising at 46 NE 6th Street in Downtown Miami. Designed by Melo Architecture and G3AEC with De Los Reyes Engineering Inc as the structural engineer, the tower will top out at 574 feet above ground, or 587 feet above sea level, yielding 824 residential apartments, 2,247 square feet of ground-floor retail, and 639 parking spaces within a concealed garage. The project is located just west of the College North Metromover Station and adjacent to the historic Christ Fellowship Church. Melo Group also serves as the general contractor with L&R Structural as the shell contractor.

Fort Lauderdale-based Ceiba Groupe has plans for a unique housing development in Northern Florida. Royal Palms Main Street will comprise 227 units, a mix of build-to-rent homes and standard multi-family units.

Construction is progressing on E11EVEN® Club Hotel & Residences and E11EVEN® Club Residences Beyond, a pair of 64-story towers at 20 and 90 NE 11th Street in Downtown Miami’s Park West neighborhood. Designed by Sieger Suarez Architects with CHM Structural Engineering, LLC as the structural engineer and interiors by AvroKO and developed by Property Markets Group and E11EVEN Partners, the 700-foot-tall structures will yield 456 and 550 units, respectively, along with a full suite of hospitality-inspired amenities, including a five-star restaurant, casino-style sports lounge, rooftop helipad, wellness and fitness center, and multiple resort-style pools. A bridge will connect the two towers, granting residents access to shared amenities. A smaller low-rise building—home to Club Space, a well-known nightlife venue—sits between the two towers, which are located between NE 1st Avenue and NE Miami Avenue, with NE 11th Street to the south and NE 12th Street to the north. John Moriarty & Associates serves as the general contractor for both phases.

Construction is progressing on The Standard Residences, Brickell and LOFTY Brickell, a pair of high-rise residential towers rising side by side along the Miami River in the heart of Brickell. Both designed by Arquitectonica, the 45-story Standard tower will yield 422 residences, while the adjacent 44-story LOFTY Brickell will deliver 363 units, being developed by Newgard Development Group in partnership with Two Roads Development. Standing approximately 530 and 540 feet tall, the towers are rising concurrently and are joined by a shared podium, which will house parking and amenities. At 99 SW 7th Street, GT McDonald Enterprises oversees construction for both projects.
