The Residences at 400 Central in St. Petersburg has officially topped out at 46 stories, marking a significant milestone in the construction of the 515-foot-tall tower, which is now the tallest residential building on Florida’s Gulf Coast and the tallest structure in St. Petersburg. Once completed, the mixed-use building will feature 301 luxury condominiums, ground-floor retail spaces, and commercial offices, with occupancy expected by mid-2025.

A development group is seeking up to $10.6 million in incentives to incorporate affordable and workforce housing into its proposed 25-story mixed-use project ‘Fern & Gardenia’ designed by Miami-based Arquitectonica in downtown West Palm Beach. The city’s Community Redevelopment Agency (CRA) Board will review the term sheet for tax increment financing (TIF) from WPB Fern Holdings LLC today. WPB Fern Holdings LLC is a partnership between Miami-based 13th Floor Investments, West Palm Beach-based Wexford Real Estate Investors, and New York-based L&L Holdings.

Turnberry has completed the foundation pour for ONE Park Tower by Turnberry, a 33-story ultra-luxury condominium tower within the 184-acre master-planned community of SoLé Mia in North Miami. The tower, located at 2411 Laguna Circle, will feature 292 residences overlooking a seven-acre Crystal Lagoon® and natural landscapes. BHI, the U.S. division of Bank Hapoalim and a full-service commercial bank, announced the provision of $35 million in predevelopment financing to Naftali Group for JEM Private Residences, a 67-story mixed-use tower planned for 1016 Northeast 2nd Avenue in Miami, Florida. The over 700-foot-tall development will include 259 condominium units, 530 multifamily rental units, 3,259 square feet of ground-floor retail space, and 283,863 square feet dedicated to parking.

Developers 8038 and 165 Owner LLC, an affiliate of New York- and Miami-based Infinity Collective, and Miami-based MVW Partners, have proposed a residential development in Miami’s Little Haiti neighborhood under the state’s Live Local Act. The city’s Urban Development Review Board is currently reviewing the application for the 2.17-acre site at 165 Northeast 80th Terrace and 8038 Northeast Second Ave. The developers secured the property, formerly an AT&T telecommunications facility, for $13.36 million in 2022. The project is designed by the Miami-based architect firm Arquitectonica.

UDRB to Review Plans for 39-Story Residential Tower at 2534 North Miami Avenue in Wynwood

The approximately 437-foot-tall building, proposed by 2534 N Miami Associates, LLC, an affiliate of New York-based Hidrock Properties led by Abraham J. Hidary, is designed by Arquitectonica and will feature landscape design by Gardner + Semler Landscape Architecture. The development aims to rise under the Live Local Act, featuring 463 residential units and 444 parking spaces.
