Location Ventures has broken ground on URBIN Coconut Grove, a mixed-use project at 3162 Commodore Plaza in Coconut Grove, Miami. Designed by Arquitectonica and Paredes Architects with interiors by am studio, the development includes the conversion of an existing commercial building, along with ground-up development comprising residential space, co-working space, and ground-floor retail. The milestone signifies the launch of construction for the second location for URBIN, a mixed-use brand that unites design-forward residences for short- or long-term rental with flex workspaces, wellness amenities, social activations, and lifestyle-oriented retail all in one location.

Total demolition permits have been filed for a 10-story commercial building at 700 Brickell Avenue in Brickell, Miami’s financial district. The 190,963-square-foot structure is listed as built in 1971 and has since been used for office purposes with an attached parking garage, occupying an L-shaped 47,610-square-foot lot on the western frontage of Brickell Avenue between Southeast 7th and 8th Streets. The application was created on January 20 and awaits plan acceptance from Miami’s Building Department to begin the review process. Alpha Wrecking Group is listed as the demolition contractor, with an estimated price tag of $1,350,000 for the scope of work.

Construction is complete on Cascade, a 37-story multi-family building at 3050 Southwest 37th Avenue in Miami. Designed by Arquitectonica and developed by a joint venture partnership between Miami-based real estate developers 13th Floor Investments and Adler Development, in partnership with global investment manager Barings, the building contains 421 modern apartment homes from studios to three-bedroom floor plans, encompassing 510 to 1,323 square feet of space. The project is the second residential tower to be delivered within the 7-acre Link at Douglas master plan, bound by Peacock Avenue to the north, Southwest 37th Avenue (Douglas Road) to the east, Shipping Avenue and South Dixie Highway to the south, and Southwest 37th Court to the west. Civic Construction served as the general contractor for the building, which received its Temporary Certificate of Occupancy (TCO) from Miami-Dade County on Jan. 5.

New York City-based Naftali Group has filed plans for 201 North Federal Highway, a two-tower mixed-use development of 47 and 44 stories proposed in Fort Lauderdale’s downtown core. Designed by Arquitectonica with landscape architecture from ESDA, Inc., and Kimley-Horn as the civil engineer and traffic engineer, the proposal calls for 1,483,708 square feet of space, including 824 residential units, 19,391 square feet of amenities, 10,399 square feet of commercial/retail space, and 877 parking spaces across two towers of approximately 509 feet and 493 feet over a multi-story podium. The approximate 1.52-acre property is located at the corner of Northeast 2nd Street and North Federal Highway; Toothaker is the land-use attorney.

Tate Capital, Rok Enterprises Inc., and Related Group (Related) have finalized a joint venture agreement to co-develop the new master site plan for the much-awaited Bahia Mar mixed-use complex in Fort Lauderdale. As part of the joint venture, the parties will work in lockstep with the internationally acclaimed architecture firm Arquitectonica to reimagine the project to address the needs directly and wants of the Fort Lauderdale community. Coastal Construction has been selected as the general contractor for a 35-story mixed-use development at 505 East Tyler Sreet in Downtown Tampa. Designed by Arquitectonica and developed by Cantor Silverstein Opportunity Zone Trust, Inc., a Qualified Opportunity Fund and joint venture partnership between New York-based developer Silverstein Properties and financial firm Cantor Fitzgerald L.P., the approximate 363-foot-tall tower will yield 770,000 square feet of space including 450 apartments, amenities such as an outdoor pool, tenant lounges with workspaces, and a state-of-the-art fitness center, over 9,000 square feet of ground floor retail space, and 500 parking spots. Groundbreaking is expected in later 2023/early 2024, with completion in 2026.

Red Apple Real Estate has secured $252 million in financing for The Residences at 400 Central, a 46-story mixed-use building under construction at 400 Central Avenue in downtown St. Petersburg. Designed by Arquitectonica with WSP as the structural engineer and featuring interiors by Celano Design Studio, The Residences at 400 Central will become the tallest building in the city and on the gulf coast at approximately 515 feet, yielding 1.3 million square feet of space including 301 luxury condominiums with views of Tampa Bay and the Gulf of Mexico, retail and restaurant space, and upwards of 40,000 square feet of Class A office space. Suffolk Construction is the general contractor for the project, which is scheduled to go vertical in March 2023.

Related Group Nabs $164 Million Construction Loan For 506-Unit Rental Tower In Brickell

Charlotte, NC-based Truist Bank has issued a $164 million construction loan to Miami’s acclaimed condo king, the Related Group, for the first of three skyscrapers slated for a prime 3.9-acre development site along Brickell Avenue, south of the Miami River. Commonly referred to as One Brickell Tower II, the 47-story structure is reportedly planned to rise approximately 478 feet at 77 Southeast 5th Street and yield 506 rental apartments. Arquitectonica is the architect for the entire mixed-use development, which includes the planned 75-story Baccarat Residences Miami and an 82-story hotel and residential tower. John Moriarty & Associates is the general contractor for the tower, which is expected to begin construction next month.
