31-Story Midtown 7 Gets FAA Approval To Rise 352 Feet Above Ground In Midtown Miami

Midtown 7, a 31-story mixed-use building planned at 3001 Northeast 1st Avenue in Midtown Miami, has recently received height approval from the Federal Aviation Administration (FAA) and is progressing in the permitting process. According to a determination letter issued on May 22, the tower is approved to rise to a maximum height of 352 feet above ground, or 367 feet above sea level. The FAA letter lists the developer as PPF AMLI 3001 NE 1st Avenue, LLC, an affiliate of AMLI Residential.

The Federal Aviation Administration (FAA) has issued permits for a 39-story mixed-use building planned at 128 Southwest 7th Street in Miami’s Brickell financial district. Designed by Gensler, developed by Focus Development Inc (Focus) and tentatively dubbed Miami Starlite, the development is projected to yield 685,710 square feet of space. This includes 517 residential units, 8,282 square feet of retail space, and indoor parking for over 500 vehicles. Focus acquired the site for $28 million in November 2022. Previously the location of Brickell’s former Starlite East Motel, the property is a thru-block site with frontage on Southwest 8th Street and bound by the AC Miami Hotel on the east and the City Heights apartment tower on the west.

The Federal Aviation Administration (FAA) has issued permits for One Park Tower by Turnberry (One Park Tower), a 33-story residential development under construction at 2411 Laguna Circle within the 184-acre master-planned community of SoLé Mia in North Miami. Designed by Arquitectonica and developed by the Aventura-based Turnberry, the 370-foot-tall structure will sit south of the community’s 7-acre lagoon and east of SoLé Mia Way. Groundbreaking occurred in January for the tower, projected to yield 869,000 square feet, including 299 condominium residences.

These permits, approved on January 2 and set to expire on July 2, 2025, mark a significant step forward for the project. Designed by Arquitectonica and developed by LNDMRK Development and Oak Row Equities, the building can reach 390 feet above ground level or 399 feet above mean sea level. An aeronautical study by the FAA confirmed that the structure adheres to obstruction standards and will not pose a hazard to air navigation.

This development is a joint venture partnership between Fortune International Group and Oak Capital. With approval to rise 353 feet, it will surpass the current tallest structures, the 334-foot-tall Pompano Beach Club towers, which have held this title since their completion in 1975. The Beach Tower, facing the Atlantic Ocean, will be joined by a smaller 14-story, 88-unit Marina Tower across the street along the Intracoastal Waterway, designed by Arquitectonica.

The Federal Aviation Administration (FAA) has received building permit applications for Obsidian Residences, an 18-story condominium tower planned for 1260 North Palm Avenue in Sarasota, Florida. This proposed tower, set to become the city’s tallest building, would stand at 321 feet. The development would feature just 14 residences in Sarasota’s downtown area with impressive ceiling heights ranging from 10 to 14 feet and interiors by Los Angeles-based Troy Adams. The project, developed by MK Equity Corporation, is situated on a 12,366-square-foot site and aims to replace an aged commercial plaza adjacent to the Bay Plaza Condominium. It is also conveniently situated across the street from the Art Ovation Hotel and Palm Avenue Parking Garage.
