Permits have been submitted to the Federal Aviation Administration (FAA) to construct 2600 Biscayne Boulevard, a planned 521-foot-tall mixed-use tower in Miami’s Edgewater neighborhood. The tower will be situated on the western frontage of Biscayne Boulevard, between Northeast 26th Street and Northeast 26th Terrace, also known as 246 Northeast 26th Terrace. Developed by Oak Row Equities in partnership with LNDMRK Development, the site was acquired for $35 million in 2022. Arquitectonica, an acclaimed architectural firm, is responsible for the tower’s design. The permits were filed on June 22, 2023, and are currently undergoing review by the FAA, marking a significant step in the development process.

The permits were filed on April 14, 2023, and are now under review by the FAA. Located along the western side of the Intracoastal Waterway, between Butler Street and Pine Street, the two-towered, 26-story project was designed by Miami-based Arquitectonica and is being developed by New York-based Savanna, which assembled the 1.82-acre development site for $15.9 million between June 2021 and June 2022. The blueprint for Olara Residences encompasses 275 condominiums and 210 apartments for lease, with interiors designed by New York-based Gabellini Sheppard Associates, 1,570 square feet of business area, approximately 80,000 square feet of amenities, and a 30,000-square-foot eatery and gourmet marketplace.

Located along the Miami River, beside the upcoming 1.16-million-square-foot One Brickell Riverfront duo-tower complex, the building would occupy the northeast section of a 1.62-acre assemblage collectively addressed as 99 Southwest 7th Street owned by 99SW7 HOLDINGS LLC, an entity affiliated with Newgard Development Group. The subject site is bound by the Miami River on the north, Lofty Brickell (a part of One Brickell Riverfront) on the west, Southwest 6th Street on the south, and Southwest Miami Avenue Road on the east.
